For the price, it's okay, but the €9 breakfast is subpar. Another downside is that I have to walk more than 1km up and down hills to get there, and it's not suitable for older people.

A nightmare….
We booked 20 days before departure with great enthusiasm and a desire to visit Arezzo.
We arrived yesterday at 6 pm and found a room with a temperature of just 9 degrees Celsius inside.
I immediately had doubts when I saw four air conditioners in the same room, each rated at 12,000….
We tried to turn them on, but they wouldn't start.
A young girl, perhaps even a minor, came in and said all it took was turning the batteries, what was wrong….
All four of us turned them on and went to dinner….
Oh, I forgot, before we arrived they called me to sell me food items like tomato sauce, wine, and other things, saying we could leave them in the room.
But they told me there wasn't even a bottle of water because by law they can't leave it….
How come they can leave other food items?
The water has turned off, it's a courtesy service that must be provided.
After that, we decided to contact them because the air conditioning was dropping to 15 degrees all night, so we risked hypothermia.
This isn't a review from a keyboard warrior.
But due to the absurd poor service, I decided to leave the property at 5 in the morning because we were already sick; our bodies were freezing.
This wasn't a room with a jacuzzi or a suite as the destination calls it, but a dovecote.
The photos on Booking.com are very misleading.
We lost our peace of mind in one night on the most important day of our vacation.
After making a war call, they magically and without argument refunded me for the night and ran away from this nightmare.
You can't live through a similar experience in 2025.
Avoid ruining the guests' peace of mind.
Fridge full of mold and used toilet paper.

The room was a good size and had plenty of closet space. The bathroom needs some help. It’s tiny, even for European standards. A small shelf or shower caddy would be nice so you don’t have to bend over to pick up your shampoo in the shower. A towel hook would be nice too. Check in is complicated. You must reach out to get directions. You go to one building to get the keys, then they tell you to go to the building next door to your room, then go a few blocks over to actually check in and pay your city tax and get registered. Someone does come everyday to clean the kitchen, but not your room, which is fine, but a broom and access to some cleaning supplies would be nice. The room is very quiet at night except on Friday and Saturday nights when the restaurant below you changes to a club and the music is loud until about 1:00am. If are not a night owl I would avoid the weekend.

Corso Italia 108, after two floors of steep stairs without a lift, behind a bunker-style door we find a badly restored attic, without air conditioning, but with a comfortable and ecological fan. And we are immediately reassured! The furniture seemed half an Ikea catalog and half the modern antiques fair. The kitchen corner was worthy of the most minimalist student apartment. The very pop tasteful paintings, which we failed to appreciate, struggle with the emptiness of the walls. One of the two bedside-shelves was missing, but how much beauty in those screws protruding from the wall! In the bathroom there are no supports for towels, this allows a healthy exercise in bringing them from the room to the bathroom every time! The two ancient windows, dating back to the beginning of the last century, close badly, overlook a small courtyard full of rubble, but covered by an anti-pigeon net. The lighting is lacking, but you can have fun moving a huge cinema-style reflector lamp. It has been called "loft". It is one of the reserve rooms of the b & b, obtained from the attics of a historic building. If you like adventure it is the right room to sleep warm and medieval.

Full marks for the king suite with hot tub! Huge room with a modern kitchen, comfortable bed with a huge TV and Netflix, bathroom with sun loungers, Jacuzzi, and spacious shower. The room is located right in the city center, on the second floor of a building with an elevator.
Check-in takes place at a different building, but it's nearby and within easy reach, being in the historic center. The staff is friendly and provided us with parking options in advance (we immediately found free parking at Via Giuseppe Pietri 35, near the escalators leading to the center). Furthermore, upon check-out, they offered the option of leaving luggage until 7:00 PM.
Excellent value for both the property itself and its central location.

The place is definitely strategic and is 10, but everything else is definitely insufficient. The house should be looked after with services and finishings commensurate with the price we paid for 1 night. Some time ago it was the price for 1 month's rent. I recommend putting at least 1 bottle of complimentary water. We would return only if the price was consistent with the offer.

Eating there was one of the worst experiences I had during my Italian holiday. Although the food was decent, avarage, the service was awful. The waiters were not paying any attention to the customers and I felt utterly unwanted. I was with other 4 people and when we told the waiter that we didn't want any dessert, she reacted very impolitely. I couldn't have been more disappointed and I will never go there again. Such a shame!!!
