We spent three days in Florence and this guest house was perfect. We felt like an upgrade after coming from Rome where there was no air conditioning in the room.
Our host Simone was kind enough to let us in and carry out the check in process later in the day.
There are multiple types of rooms. We had taken a queen's bedroom with a shared bathroom. Our room was 0 and it was spacious and comfortable. Bathroom amenities like shower gel and towels are provided.
There is a common refrigerator where water bottles are kept for the guests. There was a mini refrigerator in the room which we didn't use.
There is also a coffee machine in the hallway.
There are numerous restaurants around the guest house. It is 5 minutes from the bus stop and 5 mins from the tram station.
It is advisable to take a tram to Central station rather than a bus.

The room was quite big and very clean. Not very soundproof.

**AVOID AT ALL COST**
This has to be the WORST HOTEL I have ever stayed. There was no heating. I had to sleep with three BLANKETS and was still super cold!! Absloulty terrible. I was booked for three nights but checked out after one night and lost money.. Staff(Simone) was very useless. Said he can't do anything and said he can't run heating on all day because of gas prices.. What nonesesne.
Better save your money and stay somewhere closer to city centre. Much better accommodation and cheaper.
I messaged staff(Simone) again and again with no reply.
Terrible rooms, dirty bathroom with not constant hot water.
Attached photos of proof and communication with Simone. Didn't reply at all. Even on call said he can't do anything.
Whatever owner replies back with will not be evidence based.

Good rooms,private bathroom.Air conditioning too.A bit noise as window is ground level overlooking a busy road.10 mins walk from the historic centre.

Great place near to the beautiful city centre of Florence. Very friendly owner. A large and clean room with own shower facilities. No problem to leave the suitcases in the lobby after checking out. Totally worth the price.

Good location, 10 minutes walk from the city centre and the train station FSN. Easy to get to by bus 12 from the other train station.
It meets all the standard for a cheap room.
When our fridge didn't work, the friendly, owner fixed it. Cleaning was carried out during the day too.
He also accepted our early check-in, which was great to drop off the luggage.

Nice host, the room was clean, comfort was ok for the price (I had to share the bathroom). A bit distant from the cultural center, but near a lot of vegan restaurants! Also, 15 minutes walk from the train station.

Location is just fine. 10/15 min walk to the centre. But after 5 minutes a lot of shops or restaurants.
We had a small simple room. Private shower but it's a meter next to the bed. Toilet down the hall.
