Super Hotel Ikebukuro West Natural Hot Spring in Tokyo

I stayed 3 times in this hotel in different room types and different seasons. Here is my summary:
The good: location is right above exit C1b with elevator access throughout. Great for anyone with luggage. The Welcome Lounge is a great place to hang out and grab a drink. Soft drinks and alcohol included. Rooms all have individual AC, great for scorching Japanese summer. Breakfast is good most of the time. (Dishes change everyday)
The bad: The rooms are a bit small. The layout of the room makes it hard to utilise the space. For example, in some rooms, the desk is placed in the middle and it's too large. The bed frame doesn't have space underneath. Soundproofing between rooms are not good. I can often hear chatting and moving around in the next room. You cannot place your luggage under the bed. Room cleaning takes 5 hours from 10:00 to 15:00, you cannot enter your room during this period. While you can opt out of cleaning, the 5 hours of noise of them cleaning other rooms is still bothersome. It also means check in time is 15:00 and check out time is 10:00 strict. I feel like in such a rush every morning. The onsen is a nice facility but extremely small. It's basically a glorified bath tub. There are only one elevator in each building. This is especially bad for the main building, which has 14 floors, 120 rooms but only 1 elevator! Despite marking "11 persons", the elevator can hold at most 6 or 7 people depending on how fat they are. Long wait time for the elevator is normal. I see most staff just take the emergency stairs to go between floors.
The ugly: On one Saturday during my stay, the water stopped working for the entire main building. There was no water in all guest rooms.The worst was that they opened the public announcement speaker at 7am and apologized for this. While I understand that they did it probably due to increased guest inquiry, loud announcement in early morning was disturbing and it woke me up. I'm sure there were other guests who were still asleep at 7am on a Saturday. I think there are probably better ways to go about this. After two announcements in Japanese, 5 minutes later, when I was trying to doze off, they did it two times more in English. Then followed it by accidentally playing music through speakers for the whole building. Now the entire building is up and everybody was off to the breakfast. (Since there's no water) I think they handled the situation poorly.
Nowadays, price for this hotel on cheap days is around 11,000 Yen per night. However, on weekends, the price can shoot up to 22,000-28,000 Yen per night. Making the average price about 17,000 Yen. At this price point I think this hotel deserves a solid 3.5 star.
