Quiet location, ok car parking (about 10 spots), large room, ok beds, big fridge, but tiny TV. Internet is sluggish.

I had ants in my room which was a problem but I assume it's not like that for every room. The internet kept dropping and I had to reconnect and often had to retype the password for their insecure login system. The staff are very accommodating and offer room service every day, with free bottled water which I appreciate. Initially I was staying in a room that was too loud for my liking and the hotel was very accommodating in moving me to a quieter room which I also appreciated since I could actually sleep at night.
Overall my experience here is a bit polar, I was happy to leave my laptop in my room whilst I was out and let the cleaners in, but then the ants were able to get in to my bag. ( I only noticed I had taken a small squadron of them with me when I left after arriving in another country)

I got a spacious end-of-building studio apartment, good value. Fridge, microwave, double bed, good a/c, shower and bathroom fine. Not flashy but comfortable and quiet enough. Reception helpful and friendly. Cheap street food within 50yds like Phad See Ew and Khao Man Gai 40B. 5 min walk to 7 Eleven and a multitude of restaurants.

Staff is not helpful, annoyed by requests. Speak barely English. The rooms are quite dirty. The furniture is outdated and partly broken/scratched. Can not recommend. It's not a guesthouse or hotel but an apartment house for long term stay. Mostly Thais stay there. Avoid if possible.
