This is an amazing place! It feels like a peaceful oasis in the middle of a city. The place is simple, but very clean. It is full of plants and trees. Nui (the host) is a super kind woman. She makes you feel really cozy and welcomed. She also gives some great recommendations about activities in the city. I fell in love with the friendly and peaceful vibe of this place.

It's an amazing place to stay. You will find a beautiful koi fish, Mr Big, 3 ultra-cute dogs, frogs, and squirrels. There is a home feeling, and the sisters are very helpful. Every recommendation that we got was super on point. A big plus the excessive recycling, glass, plastic, and organic for making their own fertiliser. If you are looking for a comfortable, quiet, sustainable, and eco-friendly place to stay this is it!

The place was really nice and peaceful, but not too far away from the Old Town. Nui and Gung were super thoughtful hosts! And their dogs are really cute!

If I come back to Chiang Mai, I’ll definitely stay here again. Thank you, Nui!

If you're looking at these reviews it means you're thinking about booking in here, just do it. It's so warm and special and you won't regret it.

The rooms are basic, but clean, with fresh towels and sheets. The beds are firm but we didn't have a bad night's sleep. There was shampoo and shower products in the bathroom. High ceilings in the room meant the sleeping temperature is comfortable, so even if you just have a fan room like ours it's perfect. There were no problems with mosquitos in the room at all. The seating/living area of the communal kitchen/garden is shaded by the house and all of the beautiful plants around the yard, it stays out of the afternoon heat.

Breakfast was self serving, Nui left bread and jam/peanut butter out to help ourselves, with a kettle for tea or coffee and fresh fruit every morning.

Nui was such a lovely host and made us feel welcome like family. She had good recommendations and has known Chiang Mai all her life. Her sister was incredibly helpful and it felt like visiting relatives. She even arranged for her friend to take us to the bus station for a cheap fee in his taxi.

If we return to Chiang Mai there is no need to search for accommodation, we know we will stay here again.

I remembered this one night when I went back from Chiang Rai trip, Nui was coming near my room and asked "how was it?". It really meant a lot to me. I felt welcomed and they are really caring about the guest. I moved to another host in Chiang Mai, but it was felt less like home, unlike Baan Song Jum.

Eventhough I came solo, in this place I never felt alone, I felt like staying in my grandma's house instead of wandering alone.

All in all, I stayed for 10 days but I wished I could spent more days.

This place is perfect for you if you like local experience.

Nui is very friendly and accommodating making us feel at home from the moment we arrived. There's excellent facilities and the room was very clean. We can't wait to stay again!

A quiet and very friendly family compound a short walk from the historic center of Chiang Mai. Sisters Nui and Gun are both very interesting and worldly people who make their guests feel as though they are part of the family but without being intrusive. The rooms are very clean, well maintained and functional. F
Breakfast, fresh fruit, coffee and tea are available at no charge. I stayed for one week and it will be my first choice if I'm in Chiang Mai again.

Am currently staying here for eight days. Booked a queen bed with private bathroom. Bathroom has a sink, toilet with bidet spray head and a heating unit for hot water on the wall to shower with. It takes a bit of getting used to closing the door and showering standing with the toilet to the left, sink to the right and water spraying all over the place. Toilet paper is not to be flushed down the toilet but thrown in a garbage can if you use it. You are expected to use the bidet spray and hose yourself clean after you do your business.
The owner and her sister go out of their way to speak with you at every opportunity and want to be sure you are happy and well taken care of. The owner is a dog rescuer and currently has a brother and sister pair named Frank and Lana. There is a communal area to eat at and or socialize with other guests.
I booked this place because its a 15 minute walk to SEE TEFL language school and like the quiet patio full of plants and wildlife.
I call it a compound because there is the kitchen and patio in the middle and rooms on each side looking into the patio. The place is gated to keep the dogs in.
Directly across the street is a small restaurant and a little further down a higher end restaurant that backs up to the river. It is a short walk to the bridge that takes you over the river into the older part of the city.
The bed is very firm which I like. There is a fan with 4 speeds that keeps the air circulating nicely. There is no closet but a wide shelf to put your suitcase on. I use the area under the curtains to lay out alot of my clothes. Wifi works well and I have been streaming Netflix on my phone without any issue.
For what you pay here, it is a real bargain if you like peace and quiet and privacy. There is occasional noise at night from distant animals. I am very happy to be staying here.
