Amending this rating and review after I reached out, finally, to Brittan Resorts for resolution. (I tried to resolve this by calling the front desk and then talking with the assistant manager. The manager was never available nor did she call me back).

Directions refunded the extra fees in entirety. Just took a fair amount of work, though, so simply be aware of the additional cleaning charge when you check in.
Beware the scam.

I rarely write bad reviews if I can help it, but I feel compelled to warn potential guests about our experience at the Mutiny Hotel.

Upon check-in, we were immediately concerned by the condition of our room. The space was visibly worn and poorly maintained—not the quality one expects given the hotel's rates and reputation. Within three minutes of entering, we made the decision that the room wasn't suitable for our stay.
We returned to the front desk, politely explained our concerns, returned the room key, and left. We understood and accepted that our prepayment was non-refundable—we asked for nothing back and caused no issues.
Here's where professionalism ended and predatory practice began: The hotel has now charged us an additional $57, claiming we consumed items from the minibar and left the room requiring extra cleaning. This is simply false. We were in that room for approximately three minutes. We touched nothing. We used nothing. We left it exactly as we found it.
This isn't a billing error—it's a deliberate scam targeting guests who dare to express dissatisfaction with substandard accommodations. Rather than address the legitimate concerns about their facility's condition, the Mutiny Hotel has chosen to manufacture false charges as retaliation or easy profit.

I have documentation of our timeline and am pursuing this through my credit card company. But beyond recovering $57, I want potential guests to know what kind of establishment they're considering. A hotel that responds to honest feedback with fraudulent charges doesn't deserve your business or your trust.

Choose elsewhere.

The Mutiny Hotel by Provident Hotels & Resorts in Coconut Grove offers roomy suites with kitchens, private balconies, and a relaxing heated pool with grotto 🌴💦. Steps from shops and restaurants, it’s perfect for families or longer stays. Some rooms feel dated, but the charm and comfort make up for it 👀.

Great location. The valet was nice but didn’t when the best experience with other hotel team members. The room was the major cause for the low star review. Not only was the room dirty but the biggest complaint was the mattress. It felt like a pull out couch mattress which is not what you’d expect for really any hotel these days but especially not with a 4 star hotel.

Pluses: nice, inviting public areas, outstanding pool, fast valet service, great location, fast and really hot, hot water, cozy suites, complete kitchenettes with new appliances. Minuses: ignorant desk staff, cheap and/or old furniture in rooms, bathroom with black mold and a door that was absolutely filthy, leaky faucets, single ply toilet paper and tissues, stained curtains. A real mix. A tremendously historic place which fact was completely ignored. If someone spent some money this could be a fantastic boutique hotel (probably at twice the room rate.

We have stayed at the Mutiny countless times over the years. Before this stay, the last time was around 7 years ago and the room needed some refurbishment.

This time however, the room was almost brand new - light and airy, high floor so no noise and great views.

It's a great location too - walk out the back and you're right in the heart of the Grove.

Got a late check out too despite the hotel being 100% occupied. Well done - look forward to our next stay.

Extremely disappointed with our experience, We got married at the venue next door and were encouraged to book this hotel which offered a small discount. The booking process was unnecessarily complicated (no booking link or code) each guest had to email two separate people to confirm they were part of the wedding. Communication was very poor. We had to follow up multiple times just to reserve our own room, and several guests never received responses at all so they booked elsewhere.
We later discovered that booking online (via Trivago) was about $100 cheaper than the so-called discounted wedding rate.
The room we were supposedly “upgraded” to was extremely outdated. The bed was uncomfortable (felt like a pull-out couch), the water pressure was awful, and the bathtub floor was peeling. The WiFi barely worked, and the outlet next to the bed didn’t work at all. Then on a Saturday morning, we were woken up at 7am by garbage trucks because large dumpsters are collected in the alley directly outside the rooms.
Overall, this was a frustrating and stressful experience during what should be a special time. I would not recommend this hotel, especially for wedding blocks or special events.

Cannot recommend this hotel. Staff were polite, decor looked fine and location was pleasant, but WiFi service was lousy (S-L-O-W, & kept disconnecting every few seconds - super annoying). Shower water never got warm (had to run shower more than 5 min just to get tepid temp - brr!). Will never be back to this place.

It was in a great location and walkable to the Grove. Beautiful pool area and rooms were more like apartments/condo's than hotel rooms. Full kitchen, dining area, family room and separate bedroom area. We learned about the unique history behind the hotel, very interesting.

Waitress did not even come back around once and has the brave to add 20%gratuity. food is not worth the price. And the menu is not the same as it says online i don't not recommend

The only flaw is that the air conditioning system is too strong and right over your head. Apart from that, the restaurant is absolute perfection. The servers and incredibly nice, the food is delicious, the view is amazing and it's right next to the pool so if you're not swimming you can at least enjoy your meal while you watch people have fun just across the glass door ?

View outside is great, service and food are acceptable at best, you pay for the view. Just come hang outside and go eat somewhere better. Manager girl with accent sucked, and they charge you 19%

Good place to hang out.. however the benches are not so comfortable and if you are thinking about staying for a long time your back will hurt.. hookah is good but pricey in my opinion, not a big variety of drinks.. it's an okay place to chill

This hookah lounge is terrible! Flavor was nasty, the shisha was burning and all the employees put their mouths on the hoses with no tips. Disgusting and unsanitary!!!

Drinks were strong and affordable, $40 for the "VIP section" which included a few raggedy and uncomfortable velvet chairs, no AC, a decent hookah and one refill. We didn't need the refill because the hookah lasted almost three hours so that was nice but I didn't love the hookah because I tasted coconut but we ordered strawberry mint or something. The hummus is not something I would recommend. Also, gratuity is automatically added but there is a line to add another tip. If you choose to tip twice that's cool, just be aware that a tip is already factored into your total. I've found this is common here in Miami.

Great place to chill. Good atmosphere. Haven't tried the food. I would give it more stars but it is way too overpriced for what I'm used to.

We walked in pretty late (12:30 on a rainy Tuesday) and the ambiance was warm and inviting. Service was great, tried strawberry mint hookah for the first time and loved it! Will definitely return.

Visiting Florida. Found Duffy's while walking in Coconut Grove. My husband wanted to find someplace to watch a football game during lunch. Duffy's was football nirvana, every game playing on Sunday was on. The food was delicious bar food, very well prepared and had good flavors. I wish we had one in California.

I walked into the bar thinking that this is the one recommended place to have a drink with some friends due to a childhood friend of mine coming here plenty of times. I walk in, see my friends, we get drinks and this woman walks over asking to buy us drinks. She then walks over to the bar before getting any response. We continue our conversation. A few minutes later some drinks come by and this woman comes over complaining that she lost her phone. We help her search. We even let her go through our things as proof. We even helped her go from building to building to search. Eventually she walks away back and forth as if we were the culprits of the stolen phone. Management did nothing about it. Okay, an hour passes and the woman is still looking. A man comes over to us demanding us to show us our pockets and purses as if he were security. He wasn't part of the bar. It ended with this man swinging his fists at the entire group while his friends filmed and cheered this man on. The management resorted to calling the cops while my friends attempted to alleviate the situation. My friend ends up with a split lip and the other guy kept playing victim even though he came over to us. Overall, my miami experience has been changed. My server Adrian was awesome and helped us through the entire process. The other server, Paula, helped us as much as possible. The manager resulted in helping us out as much as he could, but at the end of the day the woman never found her phone, the guy walked out in handcuffs, and we walk out with a brand new experience of Miami.

The most terrible service I’ve received at a restaurant. I went to this location with a group of friends to watch the UFC fight and I’ll never return to this location. One of my friend ordered a drink and the cup had a hole at the bottom and beer was spilling all over the place. Then the food took over an hour (the place was not busy) to get to the table. Nobody had an explanation for the screw up. The manager was just trying to put out fires cause he had no idea what was going on. Families who were seated after us got their food. On top of that, the food was a bit cold when served. We saw our waiter every other 30 minutes, he was lost. Trash service, trash food.
