When we checked in the room was set up for 1 person – I set of towels, 1 bottle of water, 1 chair. We got it equipped for 2 and then had to go in search of our carry-on luggage, which hadn’t been delivered to our room. The room was fairly large, comfortable but rather stark, in 50s style. We liked that we could open the window and that it had screens. The bed was a bit hard and the towels a bit worse for wear. Water pressure was mediocre and the tubs/showers were extremely slippery. It’s a fairly large hotel and sits right outside the main gate to the Old Town, so is in a good location outside the noise of the town. The breakfast buffet was pretty good, but a bit crowded and things weren’t replenished in a timely manner. The dinner buffet wasn’t bad – lots of choices. Staff was friendly and helpful. Overall, a good stay.

Hotel is situated just outside the South Gate of the old city. It is a large and charming place with a garden and a swimming pool although that wasn’t open when I was there. I had a big room with a balcony overlooking the old city walls. Breakfast was good. Only problem was we had no hot water! I would still recommend it as it is charming.

A lovely boutique hotel practically across the street from the Old City. The room was large, the bed was comfortable, and the bathroom modern. My room had an outdoor seating area. The breakfast room was nice and the food tasty. Staff were very nice.

Disappointed I had a twin room with hard beds. Room was very dated but it is an older hotel that's very spread out rather than hi rise. Shower over bath. No tea/coffee in room. I called reception to check something and god no response over a period of time. Hotel has a pool (too cold in Oct. to swim). Great location just outside fort. Great breakfast in massive dining room.

We stayed for two nights as part of an organised tour. Rooms are good sized and well appointed. There is a good outdoor pool and bar area to relax in. Breakfast buffet was substantial with a good selection of fruits pastries breads and eggs. Located between in outer and inner walls it is an easy walk into the old city and the main sights.

Good location just outside the inner city walls and opposite the South Gate Entrance (fee payable until 17.00 hr for entrance). The hotel is two stories high with no lift, (ground and 1st floor) but staff will take your suitcase up. to room. Large room and ethnic in decoration. Toiletries very small in bathroom, which is old fashioned. Kettle in room with two mugs, but no sachets of tea etc supplied, plus kettle had to go onto the floor to heat as no socket nearby. Breakfast was fairly basic with large tour groups at the same time eating & not enough tables..

The Asia Khiva was chosen by our tour company. It is a bit old fashioned without many embellishments. For example, only very small bars of soap to wash hands, small bottles of body wash and shampoo and thin bath towels. Breakfast was adequate but the large tour groups seemed to overwhelm the staff. The hotel does offer a wide range of goods to buy like tee shirts, local clothing and knickknacks as well as massage services which can only be purchased with cash.

June 2025 - Two night stay. For the price this was a very nice hotel primarily due to it's walkability to a gate into the walled city, maybe 3 minutes. Hotel rooms are old but surprisingly comfortable and well appointed. Very quiet and peaceful in the room and on the grounds. Very clean and well maintained. Good aircon and comfortable sleep. Friendly staff. Only downside was the breakfast room; this hotel has many large bus tour groups in the season and it gets extremely crowded and noisy. At it's busiest, there are lines of people jostling for food and uncouth, unsanitary behavior around buffet food. Actually felt bad for the staff who were overwhelmed at times. Our driver would hold a table for us in the morning but this was disregarded by other guests, who just took the table. So great location, good room quality, breakfast a scrum. I'd still stay again due to the relative value and walkability, just eat breakfast elsewhere.

We stayed 3 nights at this hotel. It is located just outside the southern gate from where you can walk to the old town of Khiva. Rooms are very spacious, we booked a family room and it was 2 rooms connected by a door, so we had plenty of space. Beds are big and confy (bare in mind they are hard), air conditioning works well and if you put it in night time mode, you can leave it on through the night. Bathrooms both with bathtub, no shower, so it is not suitable for elderly. They offer bathropes and decent quality towels. Furniture and decor is the opposite of European standard but it is just a different style. Very nice swimming pool helpful for families with kids. Buffet breakfast with a big range of items, but they should improve the quality of the bread they are offering (hard as a stone). Things to be improved the amenities, they should have big dispensers and not old tiny bottles. Rooms are covered in carpet but it does not smell like dust, on the contrary, very clean smell. Staff is helpful and they speak English. They offer free bottles of mineral water.

Stayed for three nights and location was biggest attraction- across the road from South Gate of Khiva. Room was well furnished although dated and air con worked well. Bathroom was pleasant with slightly worn towels. Breakfast was just ok. Lots of stale produce- bread was dried out and hard. Pastries soft and tasteless. Oatmeal was liquid and tasteless. No yogurt or fruit. Not the best advert for food. Staff were ok but breakfast room was overwhelmed by tour groups all eating at same time.
