What a lovely place to stay. The location is convenient (5ish minute walk to the main street of sights in Khiva). The breakfast is delicious. I ate the best eggs of my life there. They were fried on a bed of onions and peppers and had the most perfectly gooey yolk. I tried to recreate them when I got home and failed. The owners are lovely. They have three kids who are all polite, and were so wonderful playing with our toddler. Their youngest shared her toys with her and they played together every afternoon/evening. It was such a welcome break for us to have other kids for her to play with and she loved it. The owner messaged us to make sure we got to the train ok and made sure we had no hiccups. Overall, I can say I would stay there again without a doubt, whether I had a kid with me or not. The owners truly make it a guest house instead of a bland hotel.

The guesthouse is at the west gate, easily located and accessible by cars.
The room is clean and comfortable with a large private bathroom. Very nice shower and internet. Water cooler is available for both cold and hot water (for coffee/tea) in the common area. The air con is working very hard but still not very cool when outside is close to 40C. But you won’t find uncomfortable either, just not super cool.
Breakfast is plentiful and is served in the common area (no a/c, but morning temperature is usually below 30C).
The host is welcoming and will give you registration card before check-out.

We stayed here for 2 nights in early April. The first thing to say is that you have to pay cash. No cards are accepted, but the owner was very chilled and didn't mind waiting for it. The location is excellent, being just a couple of minutes' walk to the centre of the old town. Our room was comfortable and clean. The view from the window was a brick wall, so there wasn't a lot of natural light, but since it was a short stay, it didn't matter. We enjoyed breakfast, and it was nice to sit and chat with other travellers at the table. The owner (with the help of Google translate) organised a very early taxi to take us to the airport. It all worked out well. We'd stay here again.

Beautiful and clean hotel near the city center. The lady speaks great English, her father is very nice and prepared very tasty local food for us. We got a beautiful room with a large and clean bathroom. We had tea available throughout the day. I highly recommend!

we stayed in September 3-4, People (owner) very friendly and helpful. Clean, every room has air conditioner. You can also order a lunch, we ordered Khorezm Plov for additional $, still cheap if you will eat outside. House inside of Ichankala.very recommended 👍.

This was an absolutely wonderful place to stay while visiting Khiva. The hosts treated us very warmly, and breakfast was an absolute delight. Towels are provided, but I believe you will need to provide your own soap/shampoo. Overall, highly recommended to anyone who wants to feel like a welcome guest in Khiva!

Very friendly hosts. In a very quiet part of town, away from all the tourists, but still within the city walls. Their breakfast is, by far, the best one I had in all of Uzbekistan!
