Margi Boutique Hotel in Tbilisi

I'll start with the positives.
The rooms are spacious, the toilet paper is surprisingly thick and good quality, and the location is convenient. While it's not right in the city center, it's close enough to all the main attractions and situated in a local neighborhood, which means nearby shops and restaurants offer local rather than tourist prices.
Now for the areas that need improvement.
Although the hotel claims to have a 24-hour front desk, we arrived at the time we had communicated in advance and found no one there. Our phone calls went unanswered, and nobody responded when we knocked on the front door.
The rooms we were initially given were not the ones we had reserved. To their credit, they corrected the mistake the following morning.
Our reservation was for a family of five (two adults and three children) with two bedrooms. Not only were the rooms not next to each other, they weren't even on the same floor. We spent the entire stay constantly going up and down the stairs between the two rooms.
Speaking of stairs, this hotel is not accessible. There is no elevator or escalator, which can be very challenging for families, older guests, or anyone with mobility issues or heavy luggage...
The rooms were not particularly clean, and I wasn't convinced the bed linens had been freshly changed. Housekeeping is only provided upon request rather than daily. The towels are old, worn out, and well past their best days.
Breakfast is very basic and offers limited variety.
Overall, I don't understand how this hotel is rated as a four-star property. In my opinion, it would be a generous three stars at best

Simple and affordable hotel located on nice street with many restaurants and shops. Room very small was not provided with proper desk for work. Room cleaning not standard as daily service they will clean when you ask for it. Breakfast tiny but can accept but they start at 8:30. Really? No real coffee provided and you have to make it from powder in a sachet. They even don’t have ironing board and offered me iron with burned foot. Definitely not 4 stars hotel as advertised.
