At the outset, the listing services need to make clear that this is NOT a hotel. It is basically an Air B and B or a guesthouse. There is no front desk, and you never see a human being. The "Suites" are basically 4 rooms on the floor of a condominium that take up about half the floor. The directions on how to find and access the room should be clearer. They neglected to say that you need to turn left after entering the building. If the rating were based on the room alone, I would give it 4 stars. The room was excellent, spacious, and modern with all the helpful amenities, including a hair dryer that had some actual power. Having a kettle, coffee machine, and refrig in the room was nice. There were some glitches along the way -- hall and stair lights that did not turn on by motion activation and the switch could not be located. The electronic key did not work after the first day and was replaced by a set of manual keys. The managers, Davide and his colleague, were quite responsive whenever there was any problem and overall were very helpful and welcoming (I would give them 5 stars!). Finally, you should know that the location is not close to Rome. I stayed here because I had a conference in a nearby hotel, but would not if I was sightseeing in Rome. Public transport takes at least 45 minutes to the major sites and a cab takes 25 to 30 minutes. You should add at least $50 a day onto the price of the room to allow for transport.

While the room was great and location was acceptable, this B&B advertised "free breakfast available". That simply is not true. There was a Bar / Cafeteria at one time next door but that is now closed. There was no attempt to supply any food for their guests.

This space was perfect for being close enough to Rome attractions by cab or public transport while being quiet and out of the business of the eternal city. Was a bit of an oasis for us.

Davide sent me a WhatsApp as soon as I booked and was really reactive when I had any questions. We were able to drop our bags there before the check in time, which allowed us to use the afternoon of our first day. The check in procedure (door code, key box code and door instructions) was really clear and easy. He sent a few useful messages to us for places to eat and different transport options. There was good WiFi reception. A little coffee station was available at the suites - enough to start the day. We had problems booking an uber for our departure and Davide answered my messages at 10pm and tried to help us book. The room was very spacious and clean as was the bathroom. The big plus is the communication, we saw no staff (except a cleaner) but Davide more than made up for that. The suites are close to a park and you don’t feel you’re in the city. But you can be at the colluseum in 35 minutes on the bus. We highly recommend this accommodation !

Check-in and check-out were done online, and all other communications were done via WhatsApp, which was very convenient. The room was newly renovated and bright and modern, which was good for me as I didn't like the rooms in the historic Italia in the old town. It takes a little time to get to the tourist spots, but there are many trams and buses nearby, so it's convenient.

(1) Location: Very good for me. Located in a safe and lovely community, I can meet friendly residents who take their dogs out for a walk every day. There are also many restaurants within a 2-10 minute walk. It is a warm and safe neighborhood for women traveling alone. The transportation is convenient. I made good use of the 72-hour transportation card. It takes about 20 minutes to get to the Vatican by bus (excluding waiting time).
(2) Service: Very good. After checking in on wsp in advance, David sent me a check-in guide. All the procedures can be completed according to the online instructions. The room linens are changed every day.
(3) Food: Breakfast is in the coffee bar downstairs. The owners are very friendly and the chocolate bread is delicious.
(4) Balcony: There is a shutter switch near the balcony. When you open the shutter, you can see the beautiful view. It is very comfortable to be woken up by the sun every day.
(5) Value for money: I stayed in the off-season. Balcony + double bed room + breakfast + reasonable price → far better value for money than the same price.

Our suite in Unicum Roma Suites was really impressive in terms of cleanliness, space, facilities, furniture and room features ( adjustable shaded window, lighting system, electrical sockets availability, wardrobe, ….,etc.). The room looks very neat and new and the view is so peaceful. Also, it was so fun the instructions given to us for the check-in; a very innovative way leading us to the key to our room and breakfast places. The host is very responsive to any request, he is so kind and ready to help and open for all comments. Also, he provided a very luxurious and convenient transportation to the airport at a good price. Our stay was convenient , calm and happy. Thanks a lot Unicum Roma Suites team for your service , we loved staying at yours.
