Hotel Villa San Pio in Rome

I was very pleasantly surprised upon arrival at this hidden gem of a hotel. It’s set in beautiful grounds full of fruit trees, in a very green part of Rome. Thank you so much to Matteo and the whole team in the lovely breakfast area. Don’t miss the stunning views of Rome from the Giardino Degli Aranci, which is about a 3 minute walk behind the hotel! I will be back for sure.

I can honestly say this was one of the best hotels we have stayed in. We loved it. Set in the garden district of the aventine - it was quiet and away from the hustle and bustle. A 20 min walk took you to the Palantine/Circus Maximus edge of town although we usually took a taxi (8 euros) to the places we wanted to start at because walking all day in the heat is too much for old uns like us. From the hotel in the evening, a ten minute stroll took us to streets of restaurants if you didnt want to go back to the city centre. The room was spacious and with good character and we loved the garden patio area. The restaurant in the evening served great food in a lovely atmosphere and the breakfast choice was amazing. Overall though the best thing about the hotel was the service from everyone who worked there. To Frank and Veronica and especially Domitilla and Mateo - you made our stay fantastic. When we come back to Rome we will only stay here.

A very cute boutique hotel in the quiet area of Rome . It’s a charming hotel , lots of tree and garden around , nice , comfortable and clean rooms , love the old Roman building style . Breakfast in the garden , a bit far from the city center .

You arrive in a neighbourhood on a slight hill where nature encroaches all around. At first the area seems a bit worn, but then you begin to realise it's due to it being rather undisturbed as vines climb the walls as you walk the rural streets. Hotel personel greets you heartily, provides excellent guidance, and a costume wearing employee is quick to pick up your bags and take them to your room for the stay. Rooms offers the commodities you'd expect, altough a bit worn on the edges. At first it feels a bit disheartening if you are used to modern polished surfaces and sharp edges. This is a place where people have come and gone time and time again, for a long time, and the rooms reflect these values. They have a small hotel restaurant in a tiny garden area at the back of the main building. I could sit here for hours just taking in the atmosphere! The breakfast offer is brief, but well covering to start your day off before you might head out for a café 500 m down the hill. In itself, the area is what makes this rank high, in my mind, and the hotel is mostly what you would expect from an older building, altough it's well kept and the service on point as the personell are quick to stay on top of your needs. But it is not the place to pick if you intend to bring along kids.. Highly recommend for travelling couples of all ages 20-100, and we will have it as a top pick if we are visit Rome again in!

Great Exceptional Service Service was just superb! Food was great. Environment was very clean, friendly, respectful and relaxing. Also walking distance to nice restaurants and bars and historical sites should you wish to go for sightseeing. Overall experience was excellent ♥️♥️

Lovely ambience in a quiet peaceful neighborhood about 20 minutes from city center. Very nice room, excellent breakfast and warm service from all the staff. Loved staying here. Would stay here again in a heartbeat. Can easily take a bus or tram to see the sights or get a taxi.

This is my second stay at Hotel Villa San Pio and I’m so happy to return. It’s up on Aventino Hill, near the beautiful Giardino Degli Aranci and above Circo Massimo. A proper Italian villa, surrounded by flowers and shady, beautiful gardens (plumbago, bouganvillea, magnolia and star jasmine for the plant lovers). Think monogrammed linen, little balconies, hand-painted Italian motifs on the walls and doors and delightful, elegant rooms. After the hustle of central Rome, it is an absolute delight to return to this calm and cool hotel and to wake in the morning to the sound of birds instead of traffic and sirens. The free breakfast is lovely, and you can eat in the shady garden in a number of seating areas. Honestly cannot recommend this hotel more - I will return whenever I am in Rome. Grazie

This hotel is gorgeous: the rooms and bathrooms are impeccably, the plentiful breakfast in the beautiful garden is included, the views of Rome from the hotel room balconies are breathtaking and make you want to linger all day, and the hotel is a two minute walk to the now-famous keyhole view of St. Peter's as well as the church of Santa Sabina, and the magnificent sunsets at the Parco Savello. I stay here everytime I'm in Rome, and I never want to leave. On a recent visit in June 2025, Matteo and the entire staff were, as always, wonderful.

Not in city center but close enough, clean, stylish and quiet. Superb garden for breakfast or a cocktail in the evening, professional staff.

I had the best experience at the hotel, the room, the restaurant, and the service was exceptional. Matteo and the two women (sorry, forgot their names) in the restaurant made my experience, they were great and made my time in Rome really special. If ever I am back in Rome, I will come back and would recommend others stay and eat here as well.
