Caos Calmo in Rome

We paid 300€ for a two-night stay for 3 people. Upon arrival, the owner told us we have to pay 30€ more for soggiorno tax (which is 3€ per person everywhere else in the country). He didn't accept card, so we paid cash and he didn't even gave us a receipt.
The place was so small that we didn't have room to walk, the water was freezing cold (the owner said that we have to wait a little for the water to warm up but it was freezing cold even after 20 minutes of waiting). We weren't able to take a shower in our two-day stay. The only time there was warm water coming out was right before we checked out.
The bidet also didn't work and the door handle of the bathroom door fell several times, we had to be very careful of opening the bathroom door so we didn't end up with the handle in our hands. There was no table in the room and no place for our luggage to put, we endlessly tripped over our luggage. Only one wardrobe in the whole 7sqm room isn't enough. The bed linen was filthy and full of stains, at least the towels were clean. Nevertheless, only one roll of 1-ply toilet paper for 3 people didn't have a chance to last until the end of our 2-day stay.
The B&B is false advertising, they gave us breakfast for only one of our two days. This place didn't deserve 330€. It was the most awful experience of our lives (to not be able to take a warm shower for the whole stay, a basic necessity, is disgusting)!

Terrible experience. We had to wait an hour in the hot sun to check in. We then had to wait an hour to try and check out as there was nobody at the hotel. We had to leave our bags locked in our room because of this and they tried to charge us for "taking the key"
Other inconveniences such as not allowing us to sit in the common area whilst waiting for our bus after checkout, or use the toilet were inhospitable. They also offered free breakfast when we booked which was nowhere to be seen

Perhaps more than Bed&Breakfast, the correct denomination is landlords. The location is convenient, a 5-minute walk from Tiburtina station, it is located in an apartment on the 6th floor of a very dated building. There is never anyone in the structure, it is necessary to contact the owner who answers according to the moon with which he wakes up. The room is spacious enough and clean enough but let's stop here ... Structure probably renovated a few years ago but never maintained. Really bad soundproofing. Ruined furnishings, lights not all working, the door handles come off, the whirlpool tub works backwards (hot/cold) and 5 of the 8 jets work well. The water in the shower has no pressure and comes out with difficulty from the shower head. Privacy on the terrace is non-existent as it communicates with the terrace of the common room. Bar fridge empty, but functional. Breakfast is not mentioned, indeed inside the room it is actually written that a buffet breakfast is provided in the common room, but perhaps this is an old legacy. The photos bode well but not all that glitters is gold. Definitely not recommended for the bad value for money.
