We had a good stay in Ebisu Ryokan! The room is simple rather old but has everything you need, fridge , table, hairdyer, shampoo, even tea pots and cups. The lovely gentleman who works there took time to explain the rules in english and made us feel welcome even in a busto day. He even took time to walk us the nearest bike rental which we appreciated. The value was good for kyoto.

The room is very spacious for 4 people. Although there is no breakfast , the location is very close to 7 eleven and the staff are very friendly.

Relaxing place to stay when you go to Kyoto
Near to Kyoto Station, bus stops, and subway station.
Also near laundromat, convenience store, and food stall.

The rooms are kind of medium, kinda small and you have to be real quiet so other people can't hear you. The rooms include a safe, a TV, a fridge, an air purifier, an A/C unit, a shower and a smart toilet. Basically an average hotel including the fact that it's traditionally made. Overall, I would give "rooms" a solid 3.0.

The service on this place is good. The owner is a foreigner, probably German. He speaks English well and is friendly too. Overall, I would give "service" a 4.6.

The location of this place is kind of good, it's just 500 metres away from the train station. It's also near a big. beautiful garden. Overall, I would give "location" a 5.0.

Alright, we have gone through all the things now. Do I recommend this place? Yes, if you wish to sleep in a traditional ryokan but you also want to explore Kyoto. Overall, I would give this place a 4.1.

Well it seems very different experience among guests of this place.
We luckily had a pleasant stay last week, just 1 night in our 10 nights in Japan. Our room is on 2nd floor.
Got a deal of 25% price lower than the APA nearby so we set our expectations at the beginning to experience a Ryokan in Kyoto.
The room we had was fine, toilet is bigger than some other hotel. The Aircon in our room works just fine.
The host can speak English, Jacob was also very helpful with information he shared on our travel itineraries.
Self checkout makes it easy for you to leave the guesthouse anytime just like most of Japanese hotel.

It could be much cleaner indeed, but it's very difficult to get a decent hotel at our budget so we are fine with this place.
Maybe because we spent the whole day walking Kyoto and only get back to sleep.

Great accommodation to visit Kyoto and sleep and stay in the traditional style. Jacob will welcome you with a huge smile and excellent English. The rooms are great. Spacious, they have a small hall where you can leave your street shoes, going up a small step, the wooden floor welcomes you to a cozy and spacious ryokan with tatami floor, futons, and two yukata that can be used both in the ryokan to walk around Kyoto in a more traditional way. It also has a television, bathroom, shower and a tea set. The location is excellent. Very close to Kyoto central station and bus stops. The area is residential so the authenticity of the experience is assured. There are also many restaurants and bars where you can eat or have a drink. Right at the entrance there is a drinks vending machine. If we return to Kyoto we will return to Ebisu Ryokan. Have you got Wi-Fi.

Ebisu Ryokan has great proximity to Kyoto station, stores, and eateries. The staff was polite and friendly, and the pricing was reasonable. We love the idea of staying at a ryokan so that we can emerge ourselves into Japanese culture. Through the sliding door, we found a replica of the old Japanese inn and even yukata for guests to wear. Nevertheless, immediately we found dust accumulating on the old tv set and the AC. The spare pillow and seating cushions have stain marks on them. The tiny gap in between the toilet seat was dirty and the bathroom smells damp and musty. The handwashing bottle was empty. Not something we expected from a Japanese guest house.

The reason why we decided to book this type of accommodation was to experience the "traditional Japan". Bad choice. The room we were given (201, second floor) and bathroom were filthy: hairs, mould, dirt, urine, stains, dust. Pictures attached. You cannot photograph the smell. It was well below the expected standards of cleanliness. We could not switch the A/C or heating on because the filters have probably never been changed. We paid for 5 nights but left after the first one. We contacted the owner/manager on Whatsapp and he never apologised, never acknowledged us, never replied to our request of refund for the remaining nights. Disappointing. And disgusting. Unprofessional.
