Negative:
- Small room (3-bed room)
- VERY noisy between 5/6 a.m. and 11 p.m. as it's located in a flight path, close to the airport
- Air conditioning (retrofitted, placed next to the couch, was loud and didn't air-condition very effectively)
- Always upon entering the room after a long stay, there was a musty smell (you get used to it after a few minutes)
- Rooms on the upper floor (rooms 1-4?) are only accessible via a steep staircase, no elevator
Since we only stayed for two nights to attend a concert at the Merkur Arena, it was fine.
You can nitpick issues with the rooms if you really want to, but you're not looking at renting a room here because you want the best of the best, right? You just want something cheaper that you can stay in for a night or two, and this fulfilled that role nicely.
