I was really impressed with this hotel. The room was bigger than I expected and really clean. The minibar was complimentary and restocked daily, which was a nice bonus. Breakfast was great, especially the barista-made coffee. The hotel is right by the river, so it’s really peaceful and scenic. I loved sitting outside for breakfast each morning. Overall, it was great value and honestly exceeded my expectations. I’d definitely recommend it.

I highly recommend having breakfast outside; it's the highlight of this hotel. Otherwise, it's pretty much like a budget hotel, and the location is a bit out of the way.

This hotel is a gem. The staff are super friendly. The to has a stunning view of the river. Hotel is very clean. Parking opposite to the hotel is easy.

The breakfast is quite adequate. The room was clean and the bed was comfortable. It had a nice garden that was nice and peaceful as it was well kept and close to the river.

Such a nice hotel with a perfect location! The room was very clean and comfortable. The shower was great, and the breakfast was delicious and yummy. Ohhh… I really loved the coffee — I could drink many cups! ☕️ Definitely a wonderful stay!

Pros: During my 7-day trip to Chiang Mai, this hotel was by far the cleanest and most similar to a hotel back home. It was spotless, and the service was excellent, with staff helping with luggage. The breakfast was also good. The room wasn't huge, but the layout was efficient, and all the snacks and drinks in the mini-bar were complimentary. I honestly recommend sticking to proper hotels over guesthouses in Chiang Mai; they really are much better.
Cons: The surrounding area lacks amenities; there are no restaurants or convenience stores nearby. Also, my room was close to the road, so it was quite noisy.

I arrived at the hotel around 10 AM and only waited half an hour to check into the room.
The room has slippers, bathrobes, and treats: M&M’s, cashews, juices, and water.
A very beautiful backyard with fountains and a nice view of the river.
On the other hand, the bed sheets had stains and the towels were old.
Very simple breakfast. TV channels only in Thai.
You have to be prepared that the hotel is very far from the attractions.

Nice location. Room very clean. But the breakfast area at the outdoor tables was disturbed by birds.

Overall a nice, clean hotel with friendly and helpful staff.

The only downside: there is a karaoke bar right next to the hotel playing outdoor music until around 11:30pm every day. This can be heard in the rooms and should be considered when booking.
