Biggest complaint was that there were no windows in the room, which I wasn't expecting. It felt a bit like a jail cell. The bathroom also did get a strong drain smell after the first day and I needed to keep the door closed because of this. The ac helped with the smell a bit as well when it was on.
I had to call when I arrived to check in, as the front door is locked and can only be accessed with your room key. Once I called she was quick to come let me in and I had no issues. I also left during regular business hours so check out was also a quick process. If you are unable to make calls with your tourist SIM card, try to check in during the day if possible to avoid any long waits or confusion.
For the price, the overall stay was great, just don't expect any significant luxuries.

Kindergarten starts around 8. For those who like to sleep longer it may be a minus, because kids are loud )
Service: staff are sweet and accommodating. English spoken is very little, but I’m in Thailand and I’m an ignorant monolingual Brit. Can’t score them down for that. A few personal suggestions for food or drink nearby would be a nice touch from them.
Location: excellent. Right in the centre of the old town. Super quiet at night. Beautiful building and having a pool is a real luxury.
Side notes: the hobbit theme is really odd, but not enough to be an issue. Why a hotel in Northern Thailand want to serve carbonara and pizza is beyond me, I’ll never understand it.
Also, why on earth there are SO MANY random Chinese tourists dressed to the nines taking photos around the pool area is really really weird. Makes having a drink with your mrs in the pool kind of awkward when they’re doing a full photoshoot. Not sure if they were paying guests or just turn up for a bizarre photoshoot. If they’re not paying guests, I’d urge the hotel to stop this from happening. It’s not a nice experience when you’re trying to relax.
Overall: lovely little hotel. Decent enough value for money. Great location and pretty building. Food, didn’t bother with as it was Italian. I’d probably come back again
If the room is not on the last floor , it will smell like humidity a lot, up to the point that gets into your clothes.
The rooms are quite small and the same applies to the bathroom .
Staff has issues in understanding English .
Breakfast is not great and no full buffet available . They offer four types of breakfast menus that shall be selected the day before up to 22:00. If not, the option chosen will take longer to prepare on the day.
If I visit Chiang Mai again. I wouldn’t go back to this hotel.
Cleaning was another issue. When we arrived, the floor had dirty shoe prints, and my white socks turned brown within minutes of walking around. The bidet also looked unhygienic and needed a thorough clean.
The property itself has a quirky European-inspired design with lots of photo opportunities, and the pool area includes a bar, which is a nice touch. However, sitting outside wasn’t very enjoyable due to flies and mosquitoes—something other reviewers have also mentioned, particularly on the ground floor.
Service was OK (not up to the Thai standard we've become accustomed to): we were greeted on arrival and helped with our bags, which was appreciated, but there was no assistance with the baggage or even a goodbye when we left (the staff were present when we left), making the departure feel a little transactional.
