I booked a room months in advance and paid in full. Upon arrival, they said there was a water leak in my room and moved me to another hotel. It was an old hotel, probably many years old. After the move, the Wi-Fi didn't work, and there was no TV remote (no need to watch TV, end of story). I messaged them but got no reply. The parking was on the side of the road, extremely dangerous.

Located near the old town center, perfect for a pleasant stroll. Ubers drop you right at the door. There's a 7-Eleven about a 10-15 minute walk away. There's usually no one at reception. You have to call (if you have a Thai phone number... because WhatsApp isn't available on the reception number). The woman who comes to open the door and check you in is very friendly and helpful, even with the language barrier. She does speak English. Wi-Fi is available, and it worked well in my room. It's clean, but the towels and the room weren't changed or cleaned during our three-day stay, and when we asked for toilet paper (there were only a couple of rolls), they said they didn't have any more. We had to buy some. There was a small refrigerator in the room, in an area with a small table and chairs. Air conditioning is available, but one of the remotes in one of the rooms wasn't working, and it wasn't easy to get hold of reception. The area is quiet and peaceful, perfect for relaxing. It was inexpensive, but it's really lacking in some basic amenities.

Good alternative to a hostel / good budget hotel
This was a nice solo stay at the Noble Baan. If you are looking to avoid a hostel stay, this is a budget hotel that does the job. I appreciated that it had a balcony. You will need a scooter or to take taxis if you stay here, but I personally prefer to save on lodging and have a scooter. If you are scared of renting a scooter you can use rideshare apps to hire a scooter or car with driver to take you into the city.

Modern and clean room with a very comfortable bed. The hotel is situated in a quiet dead end street and we could sleep with open windows thanks to the mosquito nets :) The area is close to old town and about a ten minute walk to our favourite morning and night market at the south gate of old town.

The best choice for Chiang Mai. We stayed for 7 nights and the lovely lady who runs this hostel, Khun Ou, gave us the best local tipps to explore the Chiang Mai area. The gueshouse is neat clean, absolutely quiet, perfectly maintained and absolutely lively designed. Khun Ou has traveld the world and did work as a language teacher, so she speaks English flawlessly and is a very well educated and communicative person. Expect the best!

Excellent hotel, staff, room and service. It is close to the old city. A 7 minutes walk will get you to the border of it. The lady in charge of the hotel, Ou, speaks english fluently and helped us a lot with the planning of our 3 days visit to chiang mai.

Lovely and very clean hotel where I felt myself home ..very polite and kind and friendly staff..never forgot the favor by the cute and beautiful daughter of the owner of the hotel when she gave us a ride to the airport at 4 a.m .. no one do that for himself. ..the area is amazingly clean and quite. .loved it so much..Thank you so much 😍😘😙😚💋💘❤💓💕💖💗💙💚💛💜💝💞💟❣💌and I promise if Iraq gonna be ok you will get the invitation 🙄😘
