Unfortunately, this place did not meet our expectations. After reading many positive reviews, we decided to book it, but our experience was quite different from what was described.

The room itself was ok, however, the bathroom offered very little privacy, as all sounds could be clearly heard in the room. The towels were heavily worn, and only large towels were provided, no small or extra towels were available. We also left the sign on the door requesting room cleaning, but the room was not cleaned. Additionally, the duvet did not have a cover, which we found unusual, as we have never encountered this before.

Breakfast was extremely limited. There was only one set option served to all guests, with toast and jam as the only additional items, and no coffee machine available. For comparison, we have stayed in several other guesthouses in Thailand with excellent breakfast options, so this was particularly disappointing.

On a positive note, the staff were very helpful and friendly, which we truly appreciated.

My overall experience with Retro at Phra Singh was amazing, right from the start. As a female traveller going solo for the very first time, it was natural for me to have a lot of questions before confirming my booking. Tivaporn patiently answered all my queries. After confirming my booking, she did up a rough itenary (and provided the details too despite being busy) during my stay at Chiang Mai which she was very open to feedback. When I reached, I was warmly welcomed by her and Nikhon, her husband. It was a very homely vibe where I felt really safe throughout my stay despite being the only guest there (I went in beginning of July which was off season.). The room was clean and well maintained, the AC was working well, hot water supply was there, toiletries provided (soap, shampoo, towel), hairdryer working well. Only issue is there was no lift (not an issue for me as a packed light) and there were mosquitoes (lucky I brought my insect repellent spray). During my stay, both Tivaporn and Nikhon gave me really good suggestions on places I could go around and checked in on me too, making me feel at home. There were some hidden gem temples I managed to explore and the best market for shopping which was Coconut market. There was also breakfast provided which was Thai style which I loved (inclusive and she does early breakfast too should you be going on a trip like for me I was headed to Doi Inthanon) and cleaning service provided by a lovely helper there. On my last day, I went to explore the markets that Tivaporn suggested after my check out and she kindly allowed me to keep the luggage in the hotel. Moreover, I had a scrape on my knee and her staff helped me in dressing the wound. I really want to thank Tivaporn and her team for making my first solo trip really special and would highly recommend to book your accommodation through her should you happen to be in Chiang Mai, especially if you are exploring around the old city.

This guest house was a great place to stay!! The owner BB is just amazing and gives you all the tips you need considering the city and surrounding area (without trying to sell you anything, which is almost unbelievable here). They provide a different breakfast everyday which is also really unique. Internet is fast, the room is clean, and the location is good, inside the old quarter but in a quiet street!

Bibi's hotel and service is just wonderful !

She is just so friendly and helping in every way.
For instance, she changed curtains so i sleep better even if i stayed only one week, kept my stuff one month while i was away.

And the quality of the rooms for the price + the beautiful common area that feels a bit like family is great.

I cannot recommend it enough. Marketing is not her stronger quality, so few reviews and ranking, but that's in your interest because if it was good the place would be full all the time, it's a gem.

And I am not used to write good reviews or even to write ones, but I had to say thx like that ;-)

Under new ownership and just reopened due to Covid. Great little place to put your things down and sleep while you go tour the city. Clean and has all your needs. No elevator so beware, but very quaint and walking distance to the main roads. I had the whole family here and everyone got their own rooms. Free wifi so the kids were happy.

The toilets aren't clean and there is often no toilet paper. Everything else looks amazing! I really recommend you go to this temple especially if the weather is nice! The thing is giant and everything is golden and blinking. It's only 30 baht per person so i think it is very nice overall.

Clean place. The rooms are made each days. Breakfast with toast, butter, jam and egg besides coffee and tea. Very kind owners. Helping to make you feel home and visit places.

The owners are very friendly and helpful. The room was very clean and matched the description. Location is great: quiet but walking distance to all the markets and temples in Old Town. Overall very good value and a great place to stay and explore Chiang Mai!

The rooms are fine, the breakfast is good, thai, different every day and cooked at the minute! With some bread, it is delicious! I would recommend to ask for a room which is not on the street as it tends to be noisy. However, what will make you come to this hotel rather than another one are the people working here. Indeed Thai people are extremely nice and helpful. But here everytime we need something, they are definitely trying to help! Moreover, it is very well located, just in front of the wat and less than 10 min walk to the main street where shops and saturday / sunday market are! We can do anything from here just by walking!

Great little boutique that made our stay really pleasant. They helped us arrange our tours and with taxi service. The breakfast has always been nice, and they prepare a box for us if we ask. I’m grateful for such nice accommodations. Enjoyed our short stay here that we even added another night.

We stayed in this hotel for 4 nights. And have nothing to complain about.
Cleaning was every day, breakfasts were “same same” but good)
It may be noisy as there is a road nearby.
Kindergarten starts around 8. For those who like to sleep longer it may be a minus, because kids are loud )

Extremely noisy, poor cleanlyness and hardest bed ever. Had booked and pre paid for 3 nighys and checked after the first one, to move to another hotel. The staff is friendly, i must say the only positive thing i can tell.

Very friendly staff that speak English very well. Rooms are clean and modern. I would recommend this hotel to anyone as long as you're ok walking a few flights of stairs.

Me and my brother stayed here for 4 nights. During our travels we haven't spent this many nights in one place, but this was the perfect place to do so. Room was big modern and clean. The staff was very friendly and a special shout-out to the girl in the reception who was very helpful.

Let's start with the location, because it's unfortunately the best thing about this place. That and the kindness of the staff is all they have going for them. If you're spending even one night in their room, I'm concerned about your health. You can smell the stuffiness of a basement. I couldn't fall asleep with the air conditioning on or off. The air felt moldy. Unless they do some renovation work on their air conditioning system, I don't think it's healthy for you to stay there. Everything is moist, even the bedding and towels.

Wanna start off by mentioning the one and only positive - their staff are amazing. Super kind and helpful. The positives end here for me. The room was really damp, constantly smelling bad, humid, the sheets and pillows smelled bad too. The fridge and aircon both super noisy and we just could not sleep due to this. We regretted booking this hotel very much and it seems many guests have had the same experience or worse and despite those reviews the hotel hasnt changed anything.

Rooms: pretty small but decent enough. We’d booked a junior suite and the one we got given was much smaller than we’d booked online. They moved us the next day once one became available, which was definitely better.

Service: staff are sweet and accommodating. English spoken is very little, but I’m in Thailand and I’m an ignorant monolingual Brit. Can’t score them down for that. A few personal suggestions for food or drink nearby would be a nice touch from them.

Location: excellent. Right in the centre of the old town. Super quiet at night. Beautiful building and having a pool is a real luxury.

Side notes: the hobbit theme is really odd, but not enough to be an issue. Why a hotel in Northern Thailand want to serve carbonara and pizza is beyond me, I’ll never understand it.
Also, why on earth there are SO MANY random Chinese tourists dressed to the nines taking photos around the pool area is really really weird. Makes having a drink with your mrs in the pool kind of awkward when they’re doing a full photoshoot. Not sure if they were paying guests or just turn up for a bizarre photoshoot. If they’re not paying guests, I’d urge the hotel to stop this from happening. It’s not a nice experience when you’re trying to relax.

Overall: lovely little hotel. Decent enough value for money. Great location and pretty building. Food, didn’t bother with as it was Italian. I’d probably come back again

This hotel has a few problems .
If the room is not on the last floor , it will smell like humidity a lot, up to the point that gets into your clothes.
The rooms are quite small and the same applies to the bathroom .
Staff has issues in understanding English .
Breakfast is not great and no full buffet available . They offer four types of breakfast menus that shall be selected the day before up to 22:00. If not, the option chosen will take longer to prepare on the day.
If I visit Chiang Mai again. I wouldn’t go back to this hotel.

We booked a Superior Double Room and encountered several issues during our stay in July. The ceiling and upper walls had visible mould, likely due to the lack of a bathroom vent. The room had a strong mildew smell, which didn’t improve even after airing it out. Opening the windows wasn’t a solution, as mosquitoes came in and there were no mosquito nets on the windows or doors—something to keep in mind in Southeast Asia where mosquito-borne illnesses are a concern. Honestly, I was counting down the days until we left. It’s also worth noting this was the only accommodation we booked that didn’t offer free cancellation from the start, which in hindsight feels like a red flag, as most places allow cancellation up to or close to the check-in date.

Cleaning was another issue. When we arrived, the floor had dirty shoe prints, and my white socks turned brown within minutes of walking around. The bidet also looked unhygienic and needed a thorough clean.

The property itself has a quirky European-inspired design with lots of photo opportunities, and the pool area includes a bar, which is a nice touch. However, sitting outside wasn’t very enjoyable due to flies and mosquitoes—something other reviewers have also mentioned, particularly on the ground floor.

Service was OK (not up to the Thai standard we've become accustomed to): we were greeted on arrival and helped with our bags, which was appreciated, but there was no assistance with the baggage or even a goodbye when we left (the staff were present when we left), making the departure feel a little transactional.
