Please, everyone… BOOK WITH KOKO 😭😭
This place genuinely made our entire stay here in Thailand. We came for a month to work remotely and were SO glad we found Koko’s Homestay. It’s right in the center (like, the center center)!
The rooms were super clean and we honestly couldn’t have wished for anything more. Koko made sure we had the most comfortable stay and went out of her way to make us happy. In reality, she was the one who made the whole place feel like home.
She had just adopted baby kittens from the street (so after-work cuddles became part of our daily routine 🥹), and she puts her whole heart into everything she does.
We’ll definitely be back. So grateful we found this place and so happy we made a new friend. ❤️

What an incredible place to stay in the heart of Chiang Mai. Koko was such a wonderful host and made the stay 10/10. The homestay is welcoming and homely and each room leads onto the stunning courtyard. Koko has cats on site which made the stay even better, because who doesn't want to come home each day to felines. I'll definitely be back to stay here next time I'm in Chiang Mai. Thank you Koko for my lovely stay!

This place is EVERYTHING!! Together with my partner, I've stayed here for more than 2 weeks and from day one, Koko made us feel so warmly welcome and home, that we missed her already, when we came back in the evening and couldn't speak with her as it was late. She's such an amazing person and takes really really good care of this place. The rooms and bathrooms are spacious and clean, there's fresh water every day and you can do your laundry for a few Baht just outside the room. Great value and there's no better place since it's RIGHT in the very center of Chiang Mai. Like in the middle middle. It's perfect. We will be back soon and are very grateful to have found Koko's Palm Inn.

The owner is very kind. The room is clean, spacious, and lovely. All amenities are provided. The place is comfortable and conveniently located.

Good:
-The owner is sweetest and friendly.
-Distance to night market is like a street down.making it so convenient to be in and out on Sunday night.
-bed room is separated from bathroom area, which makes AC works nicely in the bedroom.
Bad:
-Wall is thin. My neighbor guests were very loud and I heard conversation and life noises. They came back late and very loud outside and inside, woke me up every night.
-kids school is right next to this guest house. They use VERY loud mic singing songs and talking in the morning.
-The owner is sweetest and friendly.

Best location in the centre of the historical city. Next to restaurants for breakfast, to sunday night market, 7eleven for any needs, and to all the main attractions. Staff kindness is unbelievable! The owners are so sweet, cat lovers (14!), helpful. The rooms (deluxe) are simple but nice with all the comforts. Free water, WiFi, a/c, tv, safe, clean blanket. 40-50$ per night.

Our room was lovely, and Koko and Satien are the sweetest people you'll ever meet. Satien entertained us with his clever jokes, and Koko tirelessly made sure we had everything we could possibly need. She even gave us a ride to the airport in her own car! Fabulous people, fabulous location. Stay here!
