Six Senses Kocatas Mansions in Istanbul

🌍
Turkey, Istanbul, Merkez Mahallesi, Meserburnu Caddesi
● Center: 18 km
🌞 Beach - 9 km

The panoramic Bosphorus views from many rooms and hotel terraces are repeatedly praised. Guests appreciate the spacious, historically styled rooms with high ceilings and thoughtful amenities including quality toiletries and welcome treats. Facilities such as multiple swimming pools, a hammam, sauna, and fitness center provide comprehensive wellness options. The hotel’s eco-friendly approach and use of natural materials align with Six Senses’ sustainability principles. Friendly and helpful staff are highlighted in several reviews, including attentive check-in and concierge services. Breakfast, especially Turkish-style, and the food at the hotel’s restaurants receive high marks from many guests. Service quality is inconsistent, with several reports of poor management, rude behavior from some staff, and inflexible policies regarding cancellations and complaints. Maintenance issues such as dirty pool glass, malfunctioning air conditioning, and plumbing problems have negatively affected guest experiences. Noise disturbance from nearby busy roads and lack of soundproofing in some rooms has caused discomfort. Spa and some restaurants have been closed during certain periods, limiting guest options and reducing value. Breakfast offerings are considered limited by some, lacking variety and luxury items expected at a 5-star hotel. The location, while scenic, is quite far from Istanbul’s city center, and traffic congestion can be a significant inconvenience.

Description

Six Senses Kocatas Mansions is a boutique 5-star hotel opened in 2020, located in Istanbul's prestigious Sarıyer district. The hotel occupies two historic Ottoman mansions from the 19th century, offering 45 spacious and elegantly decorated rooms with views of either the garden or the Bosphorus Strait. Guests can enjoy both open-air and indoor pools, a spa center featuring a hammam and sauna, a fitness center, and multiple restaurants and bars including the Toro Restaurant known for its fusion cuisine. The hotel combines historical architecture with modern amenities such as free WiFi, 24-hour front desk service, and family-friendly facilities including a children’s playground and kids’ club. Its eco-conscious approach aligns with Six Senses’ global standards, emphasizing natural materials and sustainability. The blend of traditional Ottoman decor and contemporary comfort provides a unique atmosphere for travelers who appreciate refined surroundings and wellness options.

Location

The hotel is situated at Merkez Mahallesi, Meserburnu Caddesi in Istanbul, approximately 29 km from Istanbul Atatürk Airport (IST). It lies directly on the Bosphorus shore, with no beach distance since the waterfront is immediate. The historic Church of Santa Maria is about 1.1 km away, and the Super Kosem Restaurant is within 313 meters. While the location offers stunning Bosphorus views and a tranquil setting, it is somewhat removed from Istanbul’s central districts, which means guests should anticipate longer transit times and possible traffic delays when visiting city attractions. The hotel’s hilltop spa is accessible by buggy, adding to the secluded feel despite proximity to busy roads.

Tips

  • Book early and confirm cancellation policies carefully to avoid issues with refunds.
  • Request a room with a Bosphorus view for the best experience.
  • Be prepared for some road noise in lower floors and consider using the buggy service to access the hilltop spa area.
  • For dining, check restaurant opening hours in advance, as some may close on certain days.

We stayed for one night, had dinner at Toro Restaurant, and booked a 1-hour couple’s massage at the spa. Here’s my overall review:

The spa is located on a hilltop and accessed by buggy, with a truly stunning view. However, you can’t enjoy this view from either the massage room or the relaxation area. The massage itself was average in my opinion, and the refreshments afterwards were quite underwhelming. We went up to the infinity pool afterwards — the view could’ve been amazing, but the glass was dirty/streaky, which ruined the effect.

About Toro Restaurant: I’d say our dinner experience was so-so. The food wasn’t bad at all, but maybe I had higher expectations that weren’t met. The cuisine tries to fuse Latin American with Asian elements, but it didn’t quite come together. I wanted to drink vodka neat — they didn’t have large ice cubes, and when I asked for lime or lemon juice on the side, what they brought wasn’t fresh-squeezed. You stock premium vodka but have no lime? Pes! Also, serving vodka in a water glass “on the rocks” shows a lack of training and vision — they changed the glass when I told, but the moment was alredy ruined.

Now about Room 211 where we stayed. First of all, thank you to the hotel for upgrading us to a larger room than we originally booked. It was genuinely beautiful — high ceilings, historical decor that felt like a trip back in time. Everything we needed was thoughtfully provided. The bathroom was designed as a full shower-suite with a bathtub, and the quality of the toiletries was very good. The view from our room was amazing — it felt like we were sleeping right above the sea. There were welcome treats like fruit, nuts, chocolate, and a welcome note, which was a lovely touch. However, only two small bottles of water weren't enough.
I was shocked to see that they were selling a relatively low-quality wine from Sevilen for €112 in the minibar. In a room of this price range, wine should be complimentary — or at least offer something more curated.
Now to the most disappointing part: I woke up around 8:30 AM to an overwhelming smell of onions in the room. I understand that the building is historic and there could be issues with ventilation, but as someone who is living in Istanbul and staying purely for leisure, this was completely unacceptable. I reported it.

As for breakfast: there were only 3 types of cheese (smoked, white, tulum), no avocado, no smoked salmon, no champagne, no fruit. I mean, we don’t pop champagne and eat caviar at home every morning, but I still expected something a bit more special than what I’d eat at home.
I wouldn’t stay again, and I wouldn’t recommend it to anyone. The location is far from the center, and for tourists visiting Istanbul, the traffic would be a major issue.

Six Senses Kocatas Mansions Istanbul was an absolute catastrophe for our New Year’s Eve stay, where we paid 2000 euros per night only to endure shockingly poor service, utterly unprepared staff with dismissive attitudes, and zero planning from start to finish. The gala at SAX was a freezing disaster—guests shivering in jackets indoors due to the biting December cold, with no heaters or setup despite predictable weather, and lame excuses offered instead of solutions for such premium pricing. The spa was inexplicably closed with no alternatives provided, amplifying the neglect, while overall hospitality fell to bare-minimum failures unworthy of a luxury brand like Six Senses. Worst experience imaginable—avoid at all costs.

It’s a lovely hotel for history enthusiasts and those who appreciate Ottoman architecture. The breakfast was an amazing territory of the hotel, and the surroundings were also beautiful.

An absolutely stunning hotel just like in the pictures!
The food was outstanding, truly top-level. the Turkish breakfasts were beyond amazing!
The whole property is breathtaking: lush, perfectly maintained gardens, several pools, and even its own hammam.
Everything feels new, elegant, and beautifully designed-a perfect place to relax and enjoy. 💫🇹🇷

Really shocking management and service for a 5* hotel after a really bad experience!
Booked to stay at this hotel with family for a wedding. Due to a change of circumstance i had to cancel my booking (way in advance) confirmation of cancellation was made by a member of staff however a large amount of money was deducted from my card on the day i was meant to be staying! I have now spoke to possibly 4/5 different people in regards to getting my own money back and i am being sent from person to person. As you will know this hotel is not cheap and i am now fighting for my money back! It is really not ok. Think twice before booking - incase you later wish to cancel !!!

From the welcome ceremony at check-in to the sea view when entering the room, it was amazing. The hotel is full of beautiful scenery, and it is a hotel worth checking in! The general manager also came out to welcome, the service was in place, and the low-key luxury
It's a pity that the Italian restaurant was not open. I experienced the SPA, but I felt that the cost performance was not high

I didn't have time to visit the hotel garden. It happened that the restaurants in the hotel were basically closed during Christmas, which affected the experience a bit... But the room was still impeccable.
