Super cute, boutique bed and breakfast conveniently located in the heart of Yerevan and walkable to all parts of the city. If you are looking to wake up early and explore the country while staying stationed in Yerevan, this is the right place for you. The staff is super kind, friendly, and helpful; they really treat you like family.
One thing of note, while the listing says it offers "laundry facilities", it is actually a typical hotel-style laundry service where you are charged per item. This was a deciding factor on my booking so I was disappointed to learn that I would incur extra charges that I hadn't budgeted for had I used their service.
Additionally, I think the property would benefit from security boxes and mini fridges in each room for extra convenience, but these aren't exactly deal breakers.

We really enjoyed our stay at this hotel. Not all hotels have their own style, but this one has the living soul of Armenia. Very authentic atmosphere, friendly staff, opportunity to communicate, very interesting and beautiful workshop and ceramics shop. We will definitely recommend it to our friends! Thank you, if we are in Yerevan again - only your hotel!

- Room: Very large, beautiful, a little bit of life noise, does not affect sleep. I like this feeling of having traces of habitation. Soundproofing is average.
- Features: The rooms and villas are very unique. Have your own handicraft shop.
- Service: Very friendly and the laundry is cheap. I didn't expect there was a 24-hour front desk. There are some day tour options available, which I did not take.
- Dining: Special features, large portions, and a great dining environment.
- Location: City center, 20 minutes walk to the Opera House, and within 30 minutes to all city attractions.

The air conditioner didn't work, It was over 30 degrees in the room. So they gave us another room in another hotel of theirs further from the center. After two days we were notified that the fault had been repaired and we returned to the room at Villa Delenda where we instead discovered that the air conditioner continued not to work. We asked for at least one fan which did not arrive. The staff speaks little English (let alone Italian).

I spent the period between 6 and 13 August in this hotel with my partner. I can't say it's the best hotel in Yerevan for cleanliness and services, but the atmosphere is very positive. As already said by others, it is a stone villa that survived the Stalinist regime and for a long time was home to the Italian-Armenian cultural center. Today it is family-run and tries to make you feel like you are in a family. In particular, I really appreciated breakfast, where we all meet together at a table and everyone talks about their experiences in different native languages. If you are looking for a particular and different experience from the usual hotel and you know how to adapt a little, I definitely recommend it.

Lovely small hotel in a historic building. Spacious old-world rooms with lovely carpets and antique furniture. Very helpful staff who booked a day tour for me and a lift to the airport in the middle of the night. Good location opposite a park and near Republic Sq. Nice restaurants and cafes around.

Clean and beautiful place, but too noisy, you will hear any footstep and toilet flush if you live at the first floor

Beautiful old house surrounded by recent apartment buildings. Great location, helpful staff at the reception and varied breakfast (served by a somewhat grumpy lady)
