for the location (exceptional) I think it deserves some investment.
small rooms (we knew) and a bit noisy (this was not known) being on the street side. We were so tired that ... but we collapsed at night.
impeccable and abundant breakfast.
Service: The breakfast is very unpalatable, with few choices and only some cold dishes, which are the same every day.
Facilities: OK, acceptable.
The location is quite convenient. You can walk downstairs for a few minutes to the restaurant and shopping mall, and ten minutes to the wishing fountain.
2. The decoration is retro, the room is a bit small, and the bed is a bit small.
3. Breakfast is rich. There are two free bottles of soda and a can of Coke.

Nice location. The breakfast step was very friendly. Free simple minibar, the room is clean.
It was a nice room in a nice building (as well as nice service and a nice buffet breakfast), and the hotel is just down the black from the top of the Spanish Steps, which was nice to walk up and down.
But given that they bill themselves as luxury suites, it was an unfortunate surprise to be walked out of the hotel to an annex around the corner.
Instead of a luxury suite, we were given a mid-level room. While they promised a free mini-bar, it was only water and soda.
It felt like bait and switch.
