Sadly this accommodation did not come up to the standard expected. It was sold to us as a package by EASYJET. I don't think anyone from easyjet has ever vetted the place.
This is a hastily converted apartment floor into many pokey rooms with ensuites.
The rooms at the back do not overlook view's of Rome but overlook a enclosed smelly courtyard full of noisy air on machines and rubbish.
At the front you overlook the street and all that entails.

The walls of the rooms are so thin you can hear everything clearly going on in the next room including their bathroom. Smells as well.

The windows haven't seen a service in years.

The beds are practically glorified campbeds.

Bathroom sink had no plug and when I asked for one we weren't given one .

We took the breakfast option.
There is no cooked breakfast.
What is offered is something akin to a poor picnic and if anything runs out that's it "it's finished" exclaimed by a woman who spends more time on her phone than looking after guests.
The toaster will burn you if your not careful.

Security. The front door is often left open, because some guests forget their keys and the doorman doesn't like to keep getting up and opening it for them. The separate floor door is often left open by the room cleaner's.

All in all the one of the lowest standards of accommodation I have stayed at.

Booked this hotel months ago, Sept 2024. Woke up today and the hotel decided to cancel it 20 days before my trip! They didnt try to contact me, email Me —- Nothing! They over booked apparently and ******* did nothing to support me on their end. So here I am scrambling trying to find a place to stay for myself and family. Please think twice before booking this hotel. Horrific, I wouldnt suggest anyone stays here.

We stayed at the Rome King Relais Suites on a recent family trip to Rome. We booked the 2 bedroom apartment which is actually located a little north of Via Francesco Crispi 10 at the corner of Via Francesco Crispi and Via Sistina. We considered a hotel but the travel agent recommended this place and we chose it because it allowed the 4 of us (2 parents and two adult children) to stay together with a common area rather than in separate hotel rooms. As others have noted, this is an excellent location from which to explore Rome.We walked everywhere - to the Spanish Steps and Trevi Fountain (both less than a 5 minute walk), to the Colosseum, the Borghese Gallery, the Capitoline Museums and back from the Vatican as well as many restaurants within easy walking distance. The apartment itself was reasonably well appointed and offered a good base from which to explore the city. The beds were comfortable and there was enough space for the 4 of us. The apartment itself was a little on the cold side although the second floor (where the bedrooms and sitting area are located) was kept comfortable with strategically placed heaters. Although we only availed ourselves of the complimentary breakfast on our last day (not as convenient from the apartment), there was a good selection and good quality. The staff were excellent - very friendly and extremely helpful. This is not luxury accommodation but offered excellent value in my opinion and we will definitely consider the Rome King Relais for our next visit.

⸻ ⭐️⭐️⭐️⭐️ Great stay in the heart of Rome I stayed at this hotel for a few nights and overall had a very pleasant experience. The location couldn’t be better — right in the center of Rome, within walking distance of most of the main attractions, cafes, great restaurants and public transport. The staff were friendly, polite and exceptionally helpful, always ready to give directions or recommend places to eat. The room was clean and comfortable, and very spacious, perfectly fine for a short city stay. The bed was cozy, and housekeeping did an excellent job each day. It’s not a luxury hotel, in my opinion it definitely exceeds its 3 star rating. it offers great value and convenience. I’d definitely stay here again for another city break in Rome.

After reading some of the mixed reviews on this place, we was a bit on the fence on what we will perceive of it! BUT... This place was incredible, very friendly italian lady on reception who took us to our room in next building 2 doors down and we when we got there was SHOCKED it was huge, a whole apartment to ourselves, room 20 at king suites btw... it had space for a fanily of 4 with ease... 4 beds, massive bathroom. Fridge freezer iron cooker gas rings lamps 2 40+" tvs xbox.. Internet in the whole apartment. A balcony although a little narrow still a view to have your coffee every morning and chance to take in the italian life of a busy city like roma! A short distance from trevi fountain and spanish steps. And a 15 minute walking from piaza navona. If you want to see more on our trip including the video of the king suites. The staff were over and beyond helpful in every questions we had. Hotel suggestions, transfers, etc. This hotel was situated in a very central part of many attractions. Beds were clean and comfy but bathroom shower could have been scrubbed and cleaned much better. Overall nice safe place to stay! Breakfast just Ok.

The photos showed a completely different place. When we arrived, it was terrible — very old and not clean at all. The bathroom was dirty, and overall, I didn’t like it at all. Some of the photos do not match reality.

Great apartments, comfortable and clean, lady who worked on our section (floor) of the apartment block was very helpful and kept our room clean everyday, fresh towels every day, also helped me make the perfect coffee each morning in the breakfast room as i struggled to use the coffee machine but she was always there to help, breakfast ok limited selection on our floor, each floor as its own breakfast room, the other floors had more options, all staff were polite and helpful, Best location everything in walking distance, great experience first time in Italy, be aware of services charges when eating and drinking out.

Had an amazing time in Italy at this hotel with family celebrating a 16th birthday. Great location for heading out to different attractions each day, used phone sat nav. Room was spacious, clean with everything you need. Beds/mattress comfortable we was on floor 2, I’d recommend using the lift lots of walking, steps and hills service charges are steep too when eating/drinking out, there are places that don’t charge for them. Overall it was a great 5 days in the city!

Hello Location was perfect and front desk very helpful. A very big thank you to the kind employee who helped carr my luggage The only challenge I had was that the lighting is great in the rooms. Room spacious and has a work desk, closet and large bathroom. Would recommend some more toiletries. A gentleman in the breakfast area was very attentive. Perhaps he should train the others. Not for people with mobility issues
