The hotel receptionist was incredibly wonderful. If I could meet her, I'd definitely stay here again. The Colosseum was so close, it was easy to see from the street. I recommend booking early in the morning, when there aren't many people. The Trevi Fountain is also very close! However, carrying heavy suitcases from Termini Station may be a bit difficult.
We stayed in the annex. It offered a glimpse into Italian life, and I was very satisfied. The bathroom was a little rough by Japanese standards, but it wasn't a problem. Since we stayed two nights, we didn't need cleaning, but some people came in through the window (which was open even though it was closed) to ventilate the room, so be careful if you're concerned about keeping your valuables and suitcases safe.
The annex (137 Via Serpenti) does not have an elevator, so be careful if you have heavy suitcases. The hotel staff will probably help you get there, but you'll need to carry your suitcases yourself when checking out. If you forget where the annex is, see this comment.
They also called a taxi for us on the way back. The ride to Termini Station, including tip, cost 16 euros for two heavy suitcases (around 10:30 on a weekday).
Breakfast was delicious, but I don't think it's necessary, as there's a cafe between the main building and the annex (a 2-minute walk). (Beware of staff trying to sell you cookies. They're highly rated and delicious!)

This hotel did not live up to ANY of the photos. i booked a classic double through the capital one portal after reviewing pictures online, which showed a bright, open, colorful room with a balcony and lots of light. the room they gave me was not even accessible by the lift, and i had to climb a secondary set of stairs just to reach it. when i entered, it was so dark with barely any light (it was midday on a sunny day) because the windows were frosted and in a small alcove. the shower was MINISCULE and my daughter, who is 20 yrs and 178 cm couldn’t fit inside. the toilet was so hard to flush. the walls were not even close to soundproof, the blinds broke, and the heater did not work at all. in addition, the door kept getting stuck and the “fresh”towels we received had brown stains on them. not to mention, the common areas and hallways smelled like sewage and vomit. the bed was very uncomfortable and the side reading light’s switch kept getting stuck and it took us 10 minutes to turn off. the staff offered to move us to a room in their annex (newer building), as we had booked two nights here, but the state of the towels, the smell, and the general experience made us decide to stay elsewhere. the singular upside was the staff being welcoming when we checked in and attempting to rectify the situation after we expressed our concerns.

Lovely people running the place, service was so friendly and helpful. Nice small hotel which seems more intimate as a result. Nearby streets a full of cafes, restaurants and bars for a great choice. Good bustling area of an evening but not too noisy.
Booked hop-on, hop-off bus through hotel and got a discount via the hotel. Breakfast was all good if a little limited.( Typical Italian/continental style)Never left hungry though.
Room was small but had everything we needed, clean and tidy with a very comfy bed.
Situated, literally round the corner from the Colloseum (5 mins walk) and generally very central for most attractions.
Will seek to book here again next time I'm in Rome.

Location was the only good thing about this hotel. Pics on booking.com were a complete lie. AI-generated because it looked nothing like that in person. Room was so small could barely walk around the bed. Super loud constant banging, not relaxing for sleep on a vacation. They said “breakfast included” like it would be something special. To our surprise it was eggs floating around in some swampy water, and canned sausages it seemed. We ended up just having coffee not even a proper breakfast. And the whole time we ate, the staff was clanging around and couldn’t even eat in peace after not even being able to sleep in peace. Wouldn’t recommend booking here. Do yourself a favor and stay at a proper hotel.

Hotel Grifo was a complete letdown. The room was a matchbox, nothing like the photos. Inside the hotel there was nonstop banging and shouting, like the staff were running a construction site instead of a hotel.

Staff was pushy requesting extra payment. Rude, unhelpful, and somehow annoyed that guests exist. They also asked for extra money disguised as city tax, which did not match the official rate. Hidden fees everywhere.

Breakfast was barely food. Definitely not something that should be advertised.

Overall, tiny room, loud hotel, rude service, surprise charges, misleading photos. I would never stay here again and I wouldn’t recommend it to anyone visiting Rome.

We really enjoyed our stay at Hotel Grifo. The room was very clean and spacious and the front desk staff was extremely friendly and helpful. The location was perfect, just 5 minutes from the coliseum. There are some very good restaurants within walking distance. We were very satisfied with the breakfast as well and a taxi was arranged by the front desk staff for the day of our departure. We highly recommend this hotel.

This place was awesome! So clean and I'm all about a clean place! Staff is AWESOME- they go above and beyond expectations to make you comfortable and help with what ever you are looking for. Location is PERFECT- you can walk pretty much to everything! Can not say enough about this place, and I am picky..... even the breakfast was really good!!!!!

This is a three star hotel so please don’t go expecting 5 star luxury but you will get 5 star customer service. Rooms were clean, towels changed daily, and breakfast selection was good. The hotel’s best asset is the staff. Marley, on Reception, is a star. She was prompt in responding to emails prior to our arrival, she was knowledgable on the area, giving us loads of tips for bars and restaurants, and she was always asking how we all were. Bearing in mind this is a small hotel and we were travelling as a family of 8, she really looked after us. Unfortunately I can’t remember all the staff names but a little shout out to Allen as well who checked us in and helped us during breakfast and the young gentleman that was always at breakfast as well. The area is great so if you are happy not being in a 5 star hotel then this is a grey are for exploring city. Thank you all for looking after us.

The best thing about this hotel is the location. The rooms are basic and dated, but clean. We got a room on the 5th floor, the lift would only go up until the 4th. It was a real nightmare to drug the suitcases there late at night in the dark on the narrow staircase. On the last day the lift was broken and we had to drug all the suitacses from the room, also the staff assisted at some point. The breakfast was really basic and even more basic selection for my son with gluten-free needs. They only had bread and cookies for him. We could only give him cheese, yogurt and fruits. The bottom line - for the price we paid (or slightly higher one) I would rather choose a different hotel in the same area.

Great find in the heart of the city close to all the attractions Colloseum is literally around the corner. Rooms are small but have everything you need for a good night's sleep. Kettle etc was provided on request even though it wasn't listed in room facilities. The Hotel staff are so helpful and friendly. Nothing too much trouble. They helped us with which hop on- hop off bus to use and we got a discount through the hotel as well. Breakfast is Basic but plentiful. (3 star hotel, so dont expect 5 star breakfast) Small dining room but we never had to wait for table or any of the food. If we plan to come to Rome again we would definitely be trying to stay here again.
