Tulum, Crta. Boca Paila Tulum Ruinas Km 2.5 (2 km from centre) 🧭 Map
It's worth coming just for the surroundings: nature, beautiful beaches, a clean, well-maintained facility, and beautiful views. The downside was the very unpleasant smell coming from the cottages, making it difficult to sleep. The biggest problem was the restaurant and the service, especially one waiter who made a fuss about our tip being too low. It was stressful! This kind of behavior ruins the overall...
This is a paradise on Earth. Rustic, eco cabanas by the sea, no noise, no fuzz, just the beauty of the jungle and ocean waves at your front door.
The room was amazing and just steps from the water. Miguel and the crew at the restaurant took amazing care of us and prepared some of the best meals we had on our trip. We could not have asked for a better place to relax at the end of our vacation.
Staff was very friendly and helpful. Room was clean and comfortable.
My kids and I had a great time. I don’t like that we had to pay to re- enter the property after every departure. I also hated that the national guard pulled guns on us upon re-entry every time.
The property was incredible, the views were gorgeous and the staff were kind and accommodating. I couldn’t have had a better place to stay 🙏

Incredible experience through and through.
Such a great place and location to enjoy the quiet side of Tulum beach and venture off to the party if desired. Food and drinks were great, service was great and the facilities were great.
Stayed in Room 1 which was gorgeous. The staff was very friendly and the breakfast was solid. Be aware that the walls are VERY thin and this is NOT a party place.
Service was impeccable! Will be returning to this property for sure!
Dear La Valise Team,
We were very much looking forward to our stay at your beautiful property, and while we truly appreciated the unique design and overall atmosphere, I wanted to share a few disappointments that impacted our experience.
We had booked the suite with the rolling bed, and checked in around 4:00–4:30 PM, hoping to unwind and take a few photos before our 7:30 PM dinner reservation. Unfortunately...
Staff was great :) we were able to walk and ride the bikes that were provided to go to various spots around the hotel!

Loved it ♥️♥️♥️♥️
Overall pretty good. It is a family owned small hotel. It is very quiet and comfortable. It is not fancy, but pretty sweet. The people working there are very nice. I have no complain and enjoyed my one-night stay there. The only issue is that the hotel is difficult to find. I walked by it twice and didn't see the entrance. The google location is correct, but the door is so easy to miss. It is a hidden...
Amazing place to stay. The owner and staff are so friendly. Walkable distance to restaurants and grocery stores. Starbucks is a 5 minute walk away. 15 minute walk to the central bus station. Loved it, will stay again! Free water at the front desk and complimentary coffee is available from 9:30am-11
Highly recommend
My only issue was that there was no signage and I arrived on New Year's Eve and there was no attendant. There, as in most of Mexico, was no number on the outside of the building so there was no way to confirm I was at the correct place. There was also a sign on the door directing you to enter on another street which also had no signage. Eventually i knocked loudly and the staff person came to the rescue...
It was nice having a pool and a refrigerator. The air conditioner didn't cool our room to the degree we set it. A gym on the next street plays loud music in the morning. Although the staff is pleasant and most speak English, sometimes no one is around and the water is often empty. Even so, I still would stay there again as the place is in a good location at the edge of town, the price is good, and...

My husband and I had a lovely trip here! We met a really interesting variety of people. Our room was gorgeous, we had a lovely hot tub on our balcony. The palm trees around the pool made our trip feel so tropical and luxurious. The bar and restaurant were closed while we were here, but that did not bother us because there are great restaurants all over Centro. The staff were so kind and helpful! We...
I have nothing but good things to say about this hotel. I stayed in the penthouse suite and loved how spacious it was and having a private pool and jacuzzi. Also, the Lucky Lizard bar was really fun to hang by and the bartender Iram was very nice and attentive. Clothing optional is really the way to go as well. I felt safe the whole time and very comfortable. I can't wait to go back!
Last minute trip and glad I did. It was super relaxing no noise everyone was super nice and respectful. Did not have the smell of burning trash like others stated, and also our room was well cleaned. The condos are owned by different people. Property management takes care of the pool and garden. We booked off booking and will gladly do it again. The bartender was super chill and great to keep conversations...
We've been to Intima twice, and each time was an absolute pleasure! The rooms are spacious, super clean, and have everything you need. The vibe there is super chill, with lots of plants, a big pool near all the ground floor rooms, and really wonderful staff and friendly guests. We just got back home, but we're already talking about going back. It's like our special place to relax. The bar is open again...
It’s a fantastic value for those seeking the comfort of a clothing optional resort. The resort is small: just 25-30 rooms, and the size encourages friendly relationships between guests.
Intima is a hidden gem of Tulum, soon to be uncovered. Immaculate property & accommodations, amazing staff, and incredible food & drink menu.
Additionally, the property is conveniently located equal distance between the beach & town so you get the best of both worlds. Just a short walk or ride to either.
What really sets Intima apart as a leading accommodation in the Tulum area is 2 things:

My wife and I stayed for the weekend during our time at Na’atik Language and Culture Institute in Felipe Carrillo Puerto. The staff at the hotel was friendly and welcoming. We also appreciated their patience with our Spanish. The restaurant on the property is right on the beach and we ended up having most of our meals there. We did two trips with Mexidivers whose office in on the hotel property...
Nice spot right on the beach. But the sea grass and the loud music (neither the fault of the hotel) made our tropical beach vacation a bit of a disappointment.
Overall atmosphere was excellent for a restful, fun filled vacation. Everything was clean, quiet, relaxing, rustic as a tropical island beach should be. Access to and from Tulum Airport, Maya Tren, ADO shuttle buses, the Jaguar Park, ruins, beaches, cenotes, and town center were very convenient. Every member of the staff at the restaurant, front desk, and room cleaning were very friendly and polite...
A lovely hotel all round. Good position for shops, beach, ATM etc. Very nice bungalow on the beach (especially after free upgrade), excellent service staff. This hotel was a real 'find' and very good value for money.
Note though we did not use the pool as it was less accessible to our room.
We loved everything here. The owner is absolutely amazing and on site great place for a quiet romantic getaway.
Amazing huge room upstairs accross the street with ocean views from all windows! Very romantic and cool. Fabulous vibe. Danial at the front is so personable and helpful. He helped us plan everything The restaurant is yummy with views that go on forever. Overall lovely experience.

Very good location, lovely rooms, and most importantly extremely helpful, warm and welcoming staff. Recommended
We spent 3 nights in this place. Our room was very cosy and the overall building was lovely and full of plants. On our last evening there was a big narco traffic boss was killed, and the Mexican government suggested to stay at home. I had a wonderful stay at Kin Ha Hotel Tulum. The receptionist was incredibly kind and welcoming and immediately made me feel at home. The apartment was very clean and smelled lovely, which added a lot to the comfort.
The garden is quiet and peaceful, yet the hotel is within walking distance of the lively, cozy area with restaurants and shops. It’s the perfect balance between calm and energy.
Definitely...
Very relaxing and comfortable room. Very close to everything. And only a 10 minute walk from the ADO..

it is 20 mins walk away from the Maya Ruins, we didnt chekc that in the first day. And there are free electric busses that take you the ruins in less than 10 minutes
This is an amazing place to stay. I would stay again for sure. Very nice beach and you can take the electric car to go to the ruins. The only thing to keep in mind is that getting in and out of the hotel requires ordering a taxi from the hotel since they don't let anyone in and out of the park where the hotel is located. Very friendly staff and the room is very well equipped.
Beautiful beach, very nice staff, comfortable room.
We had a very nice time at El Paraiso Hotel de Tulum. It was located on a beautiful beach – although be aware of the season, lots of seaweed. So I don’t know if it’s just in the summer or what, but there was a lot of it. But once you stepped over the seaweed, the water was really pretty. The service was great-they answered all my questions and were able to recommend a snorkeling and cenote tour. Bring...

Very comfortable room with included items in fridge. Ceviche was delicious, margaritas were good, and I charged my car overnight. Very pretty view overlooking the ocean right on the beach. Packed a sandwich for my early tour. Staff was excellent!
Im so happy we stayed here. Everything is on point, I couldn't ask for more. Also the staff was absolutley amazing ❤️
Great stay with really friendly and helpful staff. We were warned of the music beforehand that plays into the night hours. We traveled with our infant and toddler who did not mind the background beats and slept soundly regardless. Cribs were provided for both kiddos. It was a really lovely time.
Property was very beautiful. Cribs were provided for my toddler and infant. We were warned that we were next to a club, but we and the kids didn't really mind the background beats. This was a solid stay. The location was ideal for getting around town and checking out the shops in La Valeta. The lobby was gorgeous and the room was clean. It was a little noisy being so close to the street with car alarms going off, not much the hotel could do about that. The room had most of the basic ammenities (soap, water, lock box, towels, toilet paper) but nothing much more to write home...
The hotel receptionist greeted us with a smile that continued throughout our stay. She was very helpful and friendly and offered excellent recommendations for restaurants. The room was very nice and clean and included a private patio by the pool. We would definitely
This is just the place I needed for a solo getaway to tulum. The staff was so friendly and helpful with anything I needed. The aesthetic of the hotel was my favourite part. And across the street a really nice cafe that I frequented for...
I stayed here for 9 nights. I loved the whole vibe. I rented a bicycle a few times for 200mxn a day. The location is good. Close to lots of food options. The pool is cute. The staff is wonderful.
Wonderful staff. Hotel is not as described by the owners. Starting with being stranded at airport, to no working telephone in hotel (isn't that illegal?), to the beach being much further than described to reach on bike, to the non-working cable box, to a bathroom window that would not close (eco-conscience should allow for all windows to close for when air conditioning is on), to a pool that allows...
The hotel was really nice and affordable. Unlike other reviews the shower was working properly. The only downside was the cleanness. There were a lot of ants in the room (and climbed up the bed at night) and there were pieces of hair on the bed sheets. Other than that great location and friendly vibe.

This little boutique hotel was like staying in a wellness focused luxury treehouse in the jungle. We absolutely loved our stay. Lush greenery all around and from every window view. All the staff are friendly and worldly. Luis, the night security guard was wonderful. Beautiful grounds, gorgeous beach and views, a great spot in Tulum.
The hotel charged us about 20 Euros more than the quoted final price of our booking with ridiculous excuses about different conversion rates.
Our room, 2 Queen Beds Room, was next to the kitchen, which was operating all day to serve the beach, pool and restaurant area. Loud service staff and food smell accompanied us all day long. Towels were worn by use and full of brown spots. Breakfast was included...
Nice people, great view… but
Great staff, okay breakfast and free loungechairs.
The sea was a bit rough, and it’s about 4 kilometers from the next beach, so bear that in mind if you book. Punta piedra is quieter, which is both good and bad. :)
Very quiet place to stay. Small hotel very friendly.

This was the weirdest hotel experience I have ever had. Not bad …but super weird. My husband and I arrived at 4 pm, the place was completely empty and locked up. Everything was perfect! But they should inform customers there is no parking opiton infront of hotel. Cute property, nice staff. Good for families or older couple’s looking for a safe and quiet area of Tulum. Not close to the beach or downtown (old town) where the shopping, restaurants and bars are at. But I rented a e-bike and made an adventure out of it.
Overall we had a pleasant stay. The hotel looked beautiful with it’s interior design. Just like the pictures. Food quality an options need improvement. Mixology was average while some of the drinks weren’t that good. Price for all was high. Hence is why I give an average rating.
Great little hotel. All rooms are just a few meters from the beach and very centrally located in the middle of the promenade. There are numerous restaurants and cafes nearby.
One small drawback: Beach service doesn't start until 10:00. You can use the sun loungers before then, but there are no umbrellas available.

Maison Tulum is a magical place where we felt cozy and warm. Flor & Guillermo made us feel heard and were attentive to our needs
Our family has been coming to Maison for many years now and we always cherish this special hidden treasure
We had a great 5 days at Maison Tulum. A funky layout with wandering staircases up to the rooftop garden, with hammocks. Excellent location, lots of restaurants within walking distance.
Good continental breakfast on the rooftop, too!
Guillermo is the best and makes you feel at home in his beautiful place that is just perfect. Location is near everything you need. I would come back anytime. Must try the breakfast in the restaurant downstairs!!!
Very cute hotel, tropical plants, and outdoor rooftop area. The room was nice, good air conditioning, hot water for the shower. 4 sweet cats roam the courtyard areas. The manager was nice and most of the time available if we need anything. The included breakfast is toast, jam, and an apple for each person. Good cleaning services. Good location close to downtown.
We loved our stay at Maison Tulum. Guillermo was very kind and attentive. The hotel was homey, artistic and eclectic. Everywhere you look you will find something quirky and beautiful. It's an experience beyond luxury that will stay with you forever. 10/10 would recommend.

The hotel itself is pretty good—the room is clean and has basically everything you need. However, the music from the rooftop is VERY loud and goes on until midnight, making it impossible to sleep.
