Tulum, Av. Tulum 32 (in the centre) 🧭 Map
Neat place, cheap and right on the Strip of Tulum. A lot of young travelers, so it's a good place to make connections. I was praying we'd stay another night, but has to go back to Cancun. LOVED Tulum and all the people there. A must place to go, my style my vibe.🙏🖖👽♾🕉
A hostal with a roof deck, it sometimes has great dj's night. Individual rooms are around $900 mexican pesos per night and the share room is around $180 to $280 depending on season.

I booked this room last minute and I fell in love with the room. The streets are really bumpy to get here and there are no street lights at night. GPS wasn’t clear on navigating to the hotel. There was no receptionist at the lobby and I kept calling even when I got inside finally I kept calling to check in and recorded a video of the receptionist phone ringing while I was calling it with my other phone...
Loved the quietness. The room was nice (no tv) the pool was small and it wasnt as close to the beach as I thought it was. The staff was helpful and my stay was pleasant.
The hotel itself is amazing the layout to the views only inconveniences were that there’s no place for your belongings no place to hang anything and no mirrors or chef/restaurant onsite this should be changed from Expedia’s website because finding out in person there’s no restaurant or chef puts a damper on anyone’s trip and pockets. The water pressure was also very low and our private pool was never...
I enjoyed my stay here, receptionist were super nice and friendly
Excellent hotel, everything very good, I totally recommend it
Area around the hotel still under construction, and a slightly annoying shower head other than that, it’s honestly excellent the staff are absolutely fantastic and the rooms are incredible

We didn’t stay at the hotel and only visited for the beach. Because it wasn’t that crowded, they offered free parking and no cost for the beds! Amazing move and worthy of respect! If you want to have something to eat, both food and drinks are great and my wife and I enjoyed a few intense on the menu. We went there 2 times and was great.
A more affordable place on the beach. Their beach area was the reason I chose this hotel. Their restaurant staff was very cordial and food was good. The rooms need lots of improvement. The bathroom was dark, and there were no outlets. The room itself also did not have many outlets and the roof was damaged as we got flooded after a storm. The front desk did not have iron/hair drier available and towels...
In summary, it was a fantastic hotel stay. The front desk staff and restaurant team were incredibly friendly, which added a warm touch to our visit. Especially the Argentinian guy which we forgot the name off! However, the breakfast staff could have been more friendly. The location of the hotel and the room were simply exceptional, deserving a perfect 11/10 rating. We were fortunate enough to enjoy...
The energy of this Boutique hotel was just what I needed. Peaceful, calm and friendly. Staff were so helpful and the food was so clean and fresh. Meet wonderful people from all over the world. I had my own room and felt completely safe. I loved my room and the beach was so clean. I was lucky no seaweed here. They do an amazing job cleaning the beach. I so grateful for the air conditioner as the...
We were guests at the hotel for food/drinks on the beach. We arrived at 9:30am and we're some of the first people there. When it started to get busy, one of the staff members had selected us at random to give up our chairs to guests of the hotel, after we had been given permission to sit there. That's just bad business. The premises were nice, the drinks were great, and the atmosphere was fun. I would...
Great food, views and staff. Music and sometime a DJ made for a cool vibe. Negatives were the drink prices ($15) for a featured drink from their menu making it an expensive day at the beach. If you are ok with LA/NYC pricing this is the spot to visit.

This hotel resort is like staying in a botanical garden jungle. Truly amazing the natural environment with the lush foliage, natural walking paths, nightly fire pit, and much more. Our entire stay was so serene and relaxing. The beach setting is truly amazing, with much better variety of seating options than any other resort we saw. Jovanna even arranged my private massage on site on short notice,...
We absolutely loved our time in Tulum and the boutique Hotel (Sueños Tulum) was wonderful beyond any expectation we had. We’ve stayed in many five star resorts and hotels around the world, and this is our new favorite experience. The attention to detail and the calming relaxing environment was second to none. Staff was exceptionally attentive, and also let us be at the right pace… icing on top of the...
We had an absolutely wonderful stay at Sueños Tulum this past February, it truly felt like a healing escape. The property is beautiful, clean, and incredibly calming, with a beach so soft it feels like cotton. It’s a peaceful gem in Tulum, close to great restaurants and shops, yet still quiet and secluded. The staff were genuinely kind and made us feel right at home. Breakfast each morning was fresh...
We had the most AMAZING time at Suenos Tulum! We stayed in the clubhouse room and were there to celebrate a big birthday. The service was astounding, any need was met quickly (not that we needed much because it was well anointed). The staff went above and beyond, suggesting places to visit and feeding us the most REMARKABLE meals! We all absolutely loved it. I can't say enough and would recommend this...
A lush, beautiful place with a serene relaxed vibe. Friendly staff; impeccably maintained. Perfect setting to restore and rebalance.
From the minute the wooden door opens before you until it closes behind you life is good. When a getaway is in order Suenos offers the perfect solution. Having already stayed there several times I remain impressed with the level of kindness and hospitality. I have come to know it as the standard, not the exception. The pleasant surprises always come naturally and never forced. Suenos is a true haven

One word "AMAZING" not your 5 start hotel as far as accommodations but the staff TEAM very friendly and will try their best to accommodate to your request. Food & drinks are great. the beach absolutely beautiful and you can relax an order from your chair. Many activities to do, the night life is awesome. I like that the hotel is at the end of the strip so no traffic. You can rent bikes at the hotel...
Loved this place. We were not staying in the hotel and just used the beach club. Staff were super friendly and helpful (much more so than many of the other hotels along the hotel zone), great drinks, great beach and great food. And much better value for money than most other places. Would recommend 100%!
I was a bit hesitant before booking just because the hotel didn’t have a pool, but I am sooo glad we booked. The staff were super attentive and nice, rooms were clean, AC worked perfectly and beds comfortable. The beach area was quiet and not busy at all and was “cleaned” every morning from all the seaweed drifting up on land. It was a really peaceful place! It’s a bit “far” from the center, but there...
Great service & food! I’ve been to several beach clubs in Tulum and in a lot of them, because I don’t look foreigner and because I don’t pay or tip in dollars but pesos, i’ve been discriminated, however, Rosa del Viento welcomes everyone and treats everyone the same. Their beach is clean, beautiful and private. Their cuisine is excellent and different. Great for families, couples or anyone looking...

Clean rooms, good a/c and a really fun host!
Very clean rooms with working AC, complete bathroom with toiletries and super friendly staff! Right next to the ADo station and on main street.
Such a great place in a centre of Tulum. Very friendly staff and great owner. Very clean Rooms with air conditioning.
I loved my stay at Hotel Central. The rooms are huge, very clean with fresh towels and toiletries. It is very quite even though in central location. Coffee and biscuits complimentary for gueasts available all day. Staff are very attentive and smiley. I would not hesitate to stay again. Thanks!
Very clean rooms and amazing staff. We got to meet the owner who is a very pleasant lady that truly cares about guest’s experience. Despite somewhat non-attractive photos of the room, this hotel exceeded all our expectations. Great money/value option, so 5 star review is well earned.

Spacious second floor new construction. Great location to start for exploring cenotes and ruins.
The hotel was very cute and in a great location - close to the main street but far enough to avoid the crowds and the noise. Macarena, the receptionist is extremely rude no manners what so ever, no customer service skills at all!!! She was yelling at a customer on the phone, had a nasty attitude with me and another guest at the hotel. I don’t know how they can have someone like working in customer service. This place is equal parts relaxing and adventure. The grounds are just breath taking and every detail is thought out. David's tours in particular made the trip unforgettable.
Very special place, which feels unique. Enough cenotes and pools that it's very easy to feel like they're for your own private use, a little family of pigs that caused great delight for our 3 year old, and great food too. Activities on site- use of kayaks, SUPs and bikes mean you can make it as active or relaxing a stay as you want. We stayed 3 nights, and then came back for another on the same trip...
Long overdue review. I wanted to relax and get lost in nature. This place did not disappoint. Amazing bird watching. The atmosphere is very relaxed and feels like you are immersed in nature. Highly highly recommend doing a tour with David. He is a gem of a human and his tour was my favorite part of the experience.
We had a short stay at Hacienda Wakax, and it was so worth it. We would definitely return. From the cenotes, to the lush beautiful grounds, to the many scenic, swimming areas, to the beautiful architecture and stunning restaurant and dining area, we cannot recommend it more. A major highlight was our tour of the cenote Cave with David. He was an extremely knowledgeable, local guide and provided detailed...
An absolutely welcome reprieve! The experience was wonderful from top to bottom. The staff was wonderfully accommodating and the grounds weee a jungle oasis. Highly recommend the cave experience with David who is absolutely awesome! And otherwise the Cenote/Lagoon is so great to swim in.
One of the best places I’ve ever stayed. Pictures don’t do the property justice and the amenities were fantastic. And like everyone else says, David’s tours were a highlight!

We just had a great stay at Le Zebra! We had been in Holbox on vacation and our flight got canceled due to weather and we couldn’t rebook until 5 days later, so last minute we decided to head to Tulum for a few days. I hadn’t been to Tulum in 10 years and remember eating at Le Zebra years ago, the reviews looked good, so I snagged a room. Ended up being our favorite room on our trip! We got a second...
Pure magic! We stayed for a week in February and it’s technically the off-season which meant fewer people, a wide-open beach, and perfect weather. Everything felt calm, spacious, and unhurried. We booked the Sea View Ground Floor Suite with Plunge Pool and it was gorgeous. The room had a king bed, two twin pullouts, a small dining table, and a bright, spa-like bathroom with 2 rain showers, dual sinks...
Great beach club but very expensive $2800mxn for 2 adults and 1 child. Service was medium and definitely pushing for big tip. Family friendly. Food has small portions for what you end up paying. Definitely paying for name/location.
I posting reviews to a different location/hotel and realised I had not reviewed La Zebra, an amazing place in Tulum we stayed in 2024 April/May with our sons (6 and 10 at that time). Splendid location, very relaxed atmosphere, we basically stayed 11 days in bare foot, just like everyone else there. Staff was extremely friendly and fast, the food and drinks are really good, they have a Chef supervising...
This is really safe and the food is excellent. Buckets of beer at the roof top bar are a deal! and the bartender up there is a really nice local that feels like he loves his job. pretty top tier i cant think of much they missed and the vibe is really well done. Perfect for a family vacation!
From the moment that we arrived, David made us feel so welcome. We are greeted with so much respect, the complimentary drink was amazing!!! The room service was immaculate. The breakfast at the restaurant was great, but most of all the view is breathtaking. I would stay here again and again.

Myself and 2 friends stayed here for a week early February and it was everything we wanted, comfortable, great location and absolutely the best team of staff. My only stupid comment is we didn’t do enough outside of the hotel as we never had any reason to leave it!! It has everything … Sunrise view, yoga and we ate breakfast and lunch most days in the beach restaurant EVERYTHING on the menu is delicious...
I had a massage at Dune Spa today and it was honestly one of the best I’ve ever had. Gloria was amazing – so intuitive and really knew what she was doing. I felt completely relaxed the whole time and never rushed. She even took some photos for me afterwards, which was such a lovely, thoughtful touch. I can’t recommend her enough – a truly special experience.
Gloria is amazing. Never felt so relaxed during a massage. The location is perfect, and the massage was even better! Thank you, Dune!
First time in Tulum and Dune was a real treat. We slept to the sound of the ocean, woke up to the sunrise and ate a scrumptious 2 course breakfast (all included in the room charge). The staff were incredibly attentive... thanks especially to Cooper, Abraham and Carlos - beach bar is awesome and I cant rate this gem of a place enough. If you want a natural and tranquil getaway that is well located close...
I stayed 3 nights at Dune Boutique Hotel and paid for 4. The room did not meet basic standards: visible dust on curtains and surfaces, and mosquitoes inside. At this price level, this is not acceptable. Noise from surrounding venues was extremely high and constant, making normal rest difficult. The hotel markets itself as a boutique property, but the overall quality and environment do not match that...
The resort is stunning. Very peaceful. The rooms are very simple with NO TV so if that is important to you know that but we enjoyed being unplugged and gettingto focus on each other rather than electronics. The food is fantastic!! A magical hotel with exceptional kindness shown by everyone who works there.  Fab central location among street art, excellent WiFi, superb aircon and showers, and enchanted rooftop pool with restaurant. One would be fortunate to get a room here. Thank  you to Ricardo, Evelyn, Annie, and all the amazing staff members
Beautiful hotel and lovely people. All the crew was very kind, attentive to every detail and helpful with everything I needed, Felt almost like Home 🤗 Will definitely come back. Thank you all for making my stay special.
I cannot say enough about the staff at Layla! Ricardo and his team make you feel so special and catered to. Everything we ordered on the menu was absolutely delicious and drinks are amazing! This would have been a five star review had we been given the room we pre-paid for. The only reason we upgraded to something so nice was because it was our honeymoon. This means the hotel feels super safe with access checkpoints, but it is limiting in what you can bring to your room, as well as the fee the access the parque daily.

This hotel was very clean and the staff was amazing. The food was delicious, the chef knows what they are doing back there. The food was actually the best at the hotel compared to other boutique restaurants we visited. Honestly, the hotel was great, well-maintained, and the staff were very friendly. The rooms were clean, and the bed and mattress were unbeatable. Totally recommended if you're staying in Tulum town.
The room is big. There are two big supermarkets about 300 meters from the hotel. It takes 5 minutes to drive to Tulum Ruins. There is free parking at the door. Breakfast is not open every day. There was no breakfast on Monday when I went there. There is nothing to eat around. Mexicans are lazy and restaurants open late.
I do not recommend it. When I checked in at around 4pm, I had to wait a long time because the receptionist left his seat. In addition, the information about the Tulum transportation he gave me was all wrong. The hotel staff was not helpful at all. Overall, it looks like a modern facility, but there is no elevator, so you have to carry your luggage up the stairs. The towels were very old and worn....
The hotel has great infrastructure and stable hot water. The service is in place, the waiter speaks English and is very enthusiastic. You can also borrow a bicycle for 100 pesos for 8 hours. You can also use the bathroom after checking out~
The room is large and the facilities are new. There is no elevator on all floors, so you need to carry your luggage. The rooms may not be arranged in the same building. There is no corridor between the buildings, so you will get wet in heavy rain. The shower room has enough water and is very comfortable. There are few parking spaces, so you need to drive to the parking space early. There is a breakfast...

Beautiful place with beautiful people. So incredibly healing and safe for a solo female traveler. I’ll definitely be back soon. I had no idea what to expect and was so blown away by the experience. I regained so much vital energy there. Cannot recommend it enough. Jenny is an absolute angel. Her whole team is so sweet and lovely. Thank you!
We were a bit hesitant booking this option, but it turned out amazing! - The cabin is completely new and absolutely beautiful - loved the location in the woods! Being just outside Tulum was a blessing: it is overly touristy with all places packed together and a lot of loud music/noise. - amazing beds, super fast wifi - Jenny was so nice and thoughtful & made us amazing breakies

Positive points: The location is magnificent, the beach is very well maintained and very clean despite some sargassum seaweed which the staff works to clean every day, the staff is lovely and very helpful, and the buffet is very good, clean, and varied. Negative points: The sewage smell in the rooms, the outdated bathroom, problems with hot water and pressure, insufficient and very worn beach furniture
I'm updating this page for those who, like me, might be trying to identify the hotel on the map. After searching for a human-scale resort in the Tulum area, and wanting to avoid the "mega-resort nightclubs" that are so prevalent there, we opted for this club without much information.
