A superb hotel and the staff are tremendous. I highly recommend.

Would be better if there’s coffee provided in the room. They gave complimentary water on the first day, no more refills after that, perhaps its because I didn't ask for refills or perhaps it's only complimentary for the first day. Nevertheless, overall it's good. They do cleaning almost everyday when I'm there, staff are friendly.

It is very close to Airport City, so there are many business travelers. But why is the elevator so difficult to use, very slow and noisy. The room facilities are also quite old, and there is no minibar. The good thing is that the breakfast is quite good, with a wide variety of dishes. I forgot my slippers in the room, and the hotel didn't tell me about it

Hello We stayed here on December 31, 2023. The hotel was amazing. It was very comfortable. The location was very good. It was very clean. Breakfast was very diverse and delicious. I won the lottery when I found this place!!! First of all, it’s super clean, everything is renovated, rooms are fresh and there’s everything you need for a very reasonable price. The people are amazing, and I could stay with my dog and a cat! I came to Belgrade to look for an apartment and I needed to stay somewhere for couple days, so these days at the Villa Ars were great, exactly what I needed....

The hotel is very well located for business matters and it has a big capacity. It is very convenient for me personally, so I might be coming back, however the truth is it is much worn out. I stayed in the premium room and there was nothing premium about it. Major renovation is needed. The gym and spa are also in very bad condition. The breakfast is okeish.

Lovely hotel, staff where extremely friendly and very welcoming, the pool area was really well presented, my only down side is maybe the rooms could do with a little update bringing upto 2026 standard, but none the less was a very comfortable stay. The rooms are compact but well-equipped. Breakfast is simple. The hotel has a very good restaurant, which is a local hotspot. It's popular with locals at night and has a club-like atmosphere. Apparently, it was a popular entertainment spot for locals during the pandemic.

The area around the hotel is a bit noisy at night, but i guess that is a expected when staying in the city. If i have to choose an issue with the hotel itself, i would say the showers are a bit small. But if there was ever a need to stay again in that region of Serbia, i would, without a doubt, choose to stay at this hotel again. Probably one of the better hotels in this part of Serbia.

The front desk staff were friendly and helpful. I arrived 3 hours early prior to my check-in time. The staff offered to hold my luggage in a locked secure room behind the check-in desk. I received my luggage when I check-in, nothing was missing, all secure. The free breakfast was fantastic, with lots of food to choose from. The dining area is clean and roomy to hold many customers.

It is recommended to book a suite at this hotel in Nis in the future.

The room is very comfortable. The hotel is in a good location, in the core city area. The King's Square is less than 100 meters away. The castle and the pedestrian street are all in this area. The front desk service attitude is very good. The hotel parking lot is charged, and parking on the side street is free.

Our group of 39 young people (post-university) spent four nights here for our first visit to Kosovo in March 2026. It was a welcoming, gentle experience. The breakfast bar was exceptional, a true range of typical Kosovar foods and flavors. Also, some of us walked 500m to the nearby (500m) Albi Market to shop for some small needs.

Bed is fine. Room is fine. Location is the best. But I cannot say that the hygiene is great. It is depending on the guests. We have to clean up ourselves. At least for bathroom Which is fine with me, but I need some sort of cleaning liquid perhaps….for hygiene. FREE towel would be great, which the place does not provide. I honestly expect it. It was a wonderful stay overall. It started with understanding staff who resolved an issue with our dog being larger than allowed on the premises. Great hotel, clean and convenient with a sauna

Everything was amazing but pools and spa were overcrowded at times which was a bit overwhelming and didnt feel very sanitary having hundereds of people in thouse saunas.

Excellent! Each house has its own parking lot - very convenient, but it is unclear how the barrier opens. In the room: free mini-bar (two bottles of water, two juices, two Pepsi). A very nice and affordable hotel

The location is great, the staff was very friendly. Our biggest complaint is that whenever we came back our room constantly smelled like smoke, which is strange because we are non smokers. When we got back home i noticed that even my pajamas also smelled like smoke.
