Save House Resort in Ban Khlong Mae Nam

i paid for a full-year rental at Kirikayan, which used to be a proper hotel before COVID and has now turned into some kind of low-effort residence/apartment complex. The price I paid was extremely high compared to the terrible quality of both the service and the apartment itself.

Since the day I arrived, I've had constant issues with the hot water: the heater (Leuleu?) only delivers cold water or barely lukewarm at best, and the water pressure is ridiculously weak. It's been over a month now, and despite repeatedly reporting it, nothing has been properly fixed. They come, say "it's done", pretend it's resolved every single day, but it's exactly the same problem. They clearly take residents for idiots.

On top of that, there are at least 23 things wrong or broken in the apartment (I haven't even listed them all because I'm an easy-going person and don't ask for much). But when I asked the staff for basic help — like carrying a sofa from security to my unit — they immediately demanded extra money because "it's not in their job description". Yet when it's about fixing serious issues like the hot water or pressure, they do nothing or lie about it. Double standards much?

The staff does whatever they feel like, or nothing at all. Promises are empty, "yes yes it's fixed" means zero action. The owners/management are completely invisible and don't care about the residence at all. It's pure rip-off and messing people around.

I strongly do NOT recommend anyone to move in here at Kiri Cayenne. Save your money and go somewhere else — the price is way too expensive for this level of neglect, lies and poor service.

Right from the start, major issues with the hot water: the heater (Leuleu?) only gives cold or barely warm water, and the pressure is extremely weak. More than a month later, despite reporting it almost daily, nothing has been properly fixed. They come, say “it’s done”, pretend it’s resolved every single day, but it’s exactly the same. They clearly take people for idiots.

There are at least 23 things broken or wrong in the apartment. I didn’t even complain about most of them because I’m an easy-going person and don’t ask for much.

The villa we are currently staying in has an acceptable layout,
however, the facilities are clearly outdated.

What is most unacceptable to me is that the basic standard of cleanliness has not been met.

For example:
• Simply walking barefoot on the floor immediately leaves my feet completely black, which indicates the floor has not been properly cleaned for a long time;
• When opening the wardrobe, the clothes rail is covered in thick dust — wiping it once leaves visible dirt.

For a rental villa, regardless of its positioning or price range,
basic cleanliness and hygiene are fundamental requirements, not optional.

Unfortunately, this standard has not been met, and this is the part I find most difficult to tolerate.
I hope this issue will be taken seriously and that a clear solution can be provided as soon as possible.

Internet is poor and unacceptable with frequent disconnects.
Frequent electricity failures, lasting many hours: No water, Toilet not working.
Even when no electricity failure, periods with no water for many hours and then dirty and dark water. Kirikayan is supposed to be luxurious; apartment is spacious but Old and damaged furnitures; sofa is dirty and uncomfortable. When heavy rain, water is leaking inside the apartment in many places.
Swimming pool badly maintained.
Administration brings No solution even if they promise they will.

This hotel is run by the worst people I have ever met in Thailand. They are incapable of solving even the smallest issue, but they have no problem cutting off your water and electricity for a delayed payment after 11 months of living here out of 12 I signed the contract for, all while holding your deposit at one and a half times the rent. For them, it’s perfectly normal to start drilling on weekends at 10 a.m. on a Sunday — just because they feel like it. The manager, whom everyone here obeys without question, is by far the vilest and most deceitful person, completely incapable of even meeting face-to-face to discuss anything.

On top of that, there are constant electrical issues, ancient 2007 air conditioners that consume power like a furnace, and outrageously high electricity rates that they pocket for themselves. There isn’t even internet provided, and while I wasn’t even living here, the electricity bills were still sky-high. Clearly, there are serious electricity leaks, but nobody cares. All they care about is money.

This place is disgusting — but only because of the despicable people running it.
