Great hostel ran by two sisters. Rooms are not very big but very clean and come with everything you need including safe, mini fridge, toiletries and a big bed! They speak good English and went above and beyond to help us out on the trip - from recommending places to visit to booking our excursions and even printing our boarding passes. They also double as a restaurant so the breakfast was delicious (especially the French toast, pictures don’t do it justice) and when we arrived early from our coach at 6am, we were able to sit there and relax for a bit.

The hotel staff was really nice, the room and hotel was clean, the shower was large, and there was good wifi throughout the property.
It was a nice bonus that they had a restaurant, it is a very comfortable place to sit with your laptop and do some work.
A unique feature was the deck in the back with a couple hammocks and some tables and chairs, it's a great place to relax and get some air.
The hotel was close to the center of the old city which made it easy to explore that area.

Couple things to keep in mind:
The standard king room is very small, it was just enough space for me as a single traveler so I think it may be a challenge for couples, especially if you have more than one suitcase.
There is no elevator so you will need to carry your stuff up a few flights of stairs.

Great stay! The rooms were small, we had the standard room, but they had everything they need! One of the only rooms in SEA to have conditioner! Rooms also had good A.C. and a safety box. Very clean and the lady at the front desk was super helpful and friendly. The location can't be beat. Super close to the Sunday night market!!

Nai Wiang was a great stop for our trip in Thailand, staff was always smiling and very helpful. Rooms were clean, comfortable with great showers that we really needed in Thailand heat. Location was in dead centre of Chiang Mai, very very near to Sunday market and walking distance to anywhere else while still being in a quiet street. Even though we skipped a day in our booking for a village homestay, they gave us the room for free to keep our luggage in without us even asking. They were great! Thanks!

Let's start with the location, because it's unfortunately the best thing about this place. That and the kindness of the staff is all they have going for them. If you're spending even one night in their room, I'm concerned about your health. You can smell the stuffiness of a basement. I couldn't fall asleep with the air conditioning on or off. The air felt moldy. Unless they do some renovation work on their air conditioning system, I don't think it's healthy for you to stay there. Everything is moist, even the bedding and towels.

Wanna start off by mentioning the one and only positive - their staff are amazing. Super kind and helpful. The positives end here for me. The room was really damp, constantly smelling bad, humid, the sheets and pillows smelled bad too. The fridge and aircon both super noisy and we just could not sleep due to this. We regretted booking this hotel very much and it seems many guests have had the same experience or worse and despite those reviews the hotel hasnt changed anything.

Rooms: pretty small but decent enough. We’d booked a junior suite and the one we got given was much smaller than we’d booked online. They moved us the next day once one became available, which was definitely better.

Service: staff are sweet and accommodating. English spoken is very little, but I’m in Thailand and I’m an ignorant monolingual Brit. Can’t score them down for that. A few personal suggestions for food or drink nearby would be a nice touch from them.

Location: excellent. Right in the centre of the old town. Super quiet at night. Beautiful building and having a pool is a real luxury.

Side notes: the hobbit theme is really odd, but not enough to be an issue. Why a hotel in Northern Thailand want to serve carbonara and pizza is beyond me, I’ll never understand it.
Also, why on earth there are SO MANY random Chinese tourists dressed to the nines taking photos around the pool area is really really weird. Makes having a drink with your mrs in the pool kind of awkward when they’re doing a full photoshoot. Not sure if they were paying guests or just turn up for a bizarre photoshoot. If they’re not paying guests, I’d urge the hotel to stop this from happening. It’s not a nice experience when you’re trying to relax.

Overall: lovely little hotel. Decent enough value for money. Great location and pretty building. Food, didn’t bother with as it was Italian. I’d probably come back again

This hotel has a few problems .
If the room is not on the last floor , it will smell like humidity a lot, up to the point that gets into your clothes.
The rooms are quite small and the same applies to the bathroom .
Staff has issues in understanding English .
Breakfast is not great and no full buffet available . They offer four types of breakfast menus that shall be selected the day before up to 22:00. If not, the option chosen will take longer to prepare on the day.
If I visit Chiang Mai again. I wouldn’t go back to this hotel.

We booked a Superior Double Room and encountered several issues during our stay in July. The ceiling and upper walls had visible mould, likely due to the lack of a bathroom vent. The room had a strong mildew smell, which didn’t improve even after airing it out. Opening the windows wasn’t a solution, as mosquitoes came in and there were no mosquito nets on the windows or doors—something to keep in mind in Southeast Asia where mosquito-borne illnesses are a concern. Honestly, I was counting down the days until we left. It’s also worth noting this was the only accommodation we booked that didn’t offer free cancellation from the start, which in hindsight feels like a red flag, as most places allow cancellation up to or close to the check-in date.

Cleaning was another issue. When we arrived, the floor had dirty shoe prints, and my white socks turned brown within minutes of walking around. The bidet also looked unhygienic and needed a thorough clean.

The property itself has a quirky European-inspired design with lots of photo opportunities, and the pool area includes a bar, which is a nice touch. However, sitting outside wasn’t very enjoyable due to flies and mosquitoes—something other reviewers have also mentioned, particularly on the ground floor.

Service was OK (not up to the Thai standard we've become accustomed to): we were greeted on arrival and helped with our bags, which was appreciated, but there was no assistance with the baggage or even a goodbye when we left (the staff were present when we left), making the departure feel a little transactional.
