This hotel was a complete disappointment from the moment I arrived. The room was far from clean: there were stains on the blanket, leftover trash from previous guests in the fridge, and black mold in the bathroom. Completely unhygienic and unacceptable.

The beds were extremely hard it felt like sleeping on wooden boards.

When we decided to check out because of these conditions, the hotel still charged us 30% of the total amount, even though they failed to deliver anything they promised. This feels like outright dishonesty.

I strongly advise everyone to avoid this hotel. Do yourself a favor and book somewhere else; it’s simply not worth the money or the frustration.

This is a decent place to stay for the price-point it is at, and the proximity to the airport is a plus. The neighborhood has decent dining options, as well. As for the room we got, it did look a bit dated, and the carpet wasn’t particularly clean; it would have been preferable to have a wood-panel floor. As for the bathroom, the sink design is odd, as it is difficult to turn off (one has to position the tap at a midpoint, which usually drips). There was a kitchen-like space, and though there was no microwave, it did make it easier to bring food back to the hotel.

The hotel has an excellent location. It looks very posh from the outside.

The rooms inside are quite simple but clean. They feature balconies. The air conditioning works well. The bed is firm, but within reasonable limits. The staff is friendly.

A gecko in the room was quite strange for such a pretentious hotel.

Close to Nimman, this hotel offers decent value for money and is clean and tidy. However, parking is a real headache if you're staying in the Old City. My advice? Rent a scooter. Once you've parked your car for the night, don't even think about moving it.

This hotel is a bit old, but the price is good, and the service is great. There are plenty of food and drink options nearby. It's about a 1km walk to Maya Mall, and there's a 7-Eleven, massage parlors, and various cute shops right across the street.

The Victorian vibes was cute, I liked the concept and the jazz bar at the entrance.
The cleaner was a sweetheart!

But the reception and the door boys weren’t very helpful - no one helped me with my luggage and was just stood around on their phones. Not the best first impression

Breakfast buffet didn’t have many options and food tasted just alright.

Highly recommend if you're looking for a cute place with good vibe to stay in Nimman.
I've stayed here only for a day but deeply impressed by the kindness of the host:) I want to appreciate her for helping me out to finding my passport on the day I leave Chiang Mai. When I asked her for a help, she was out but came back to the building to check it out. She literally saved my life!

Great area if you're looking to stay in Nimmanheim; clean and cute, affordable price. Overall great value. Deluxe Queen bed room was surprisingly large with a narrow wraparound balcony. The kind woman who runs it was very responsive and pleasant when we needed to modify our reservation dates.

Highly recommended place to stay for a trip in Chiang Mai. Beautifully furnished rooms with a lot of natural light. Excellent location! And the cappuccino is delicious.

10/10 for impressive nights.Really enjoyed natural light from Full-length window in the morning when I got up.Rooms are perfect. Amenities already provided for you. Lot of plugs around the room which is sooo convenient when you come to staycation. Location also perfect too need only around 3-5 mins walked to Famous cafe,restaurant,Laundry.

I came across this place by a friend’s recommendation. Very cozy & humbly beautiful place for a short or even long stay when in Chiangmai. Strongly recommended for those who prefer to stay in Nimman neighborhood with quick access to cafés, local street food, restaurants, convenience stores, spa & shopping mall. Having no frills and drills, Breadfruit provides sufficient facilities and amenities, bedroom & bathroom are clean. The view on the top floor is spectacular, there is a small balcony for room 401. No worry about carrying your big luggage, the building is equipped with elevator, which is fantastic.
