In the centre of Chiang Mai with activities galore. Spacious ,clean rooms. Close proximity to shopping,food,bars,massages and the airport(8km away). But flyovers by planes can be a concern. A word of caution..avoid rooms facing the main street; can be rather noisy. Higher floors are recommended. Dec, Jan, Feb great months to visit.

I always stay in this hotel when staying in this area of chiang mai. Room is excellent, location is excellent, helpful staff! Fair price. Will be back soon and great for long term stays.

Stayed at this hotel for 2 nights. Really like the spacious room. It’s clean. We didn’t take the breakfast. Plenty of food options nearby. Lotus, 7-11, ATMs, massage place are within 1 minute walks. The reception team is very helpful too

Great location right at the heart of Nimman where all the fun things are happening. The Friday walking market is literally at the doorstep of this place. One nimman and Maya just a few mins walk away and short walk away from really cool bars and eateries. The room is clean. Requested for a quiet room but was given a corner room facing the main road. Additionally, the insulation has worn off so be ready with ear plugs at night so you can sleep through the high volume of street noise & airplanes flying above. Amenities are really basic compared to other 3 stars hotels in Chiang Mai. No swimming pool. A small gym. The water pressure in the shower has a mind of its own but if you can get past all this, then it’s a place well worth the value for the cleanliness & convenience you get by being a stone throw away from everything in Nimman

Central location - so super convenient if it’s your first time in town and want to get a sense of Nimman. We asked for a quiet room, and were given a corner room facing the main street 😂 Insulation is terrible, there were gaps between the rubber seal of the sliding doors and windows. So bring ear plugs if you’re a light sleeper. Water pressure is equally terrible. Wear and tear of the place is visible but doesn’t bother us. The only good things about this place? Everything is at your doorstep (One Nimman, MAYA, cool bars & coworking spaces), cheap coffee vendor right downstairs and the Friday 6 Nimman walking market right at your doorstep

A solid hotel with space to spare - finally.
The room is huge, the bathroom equally considerable, the kind of layout that makes you briefly consider doing cartwheels just because you can. The shower, however, has a personality disorder: one moment perfectly stable, the next deciding hot water is optional. A daily surprise.

The balcony overlooking Nimman’s main street is a highlight.
Yes, it’s loud.
Yes, planes from the nearby airport will remind you they exist.
But honestly, that’s part of the charm. It feels lively, real, plugged into the city instead of hiding from it.

One odd policy:
They give one key card for two people.
Ask for an extra and they’ll happily provide it… for a few hundred baht. A small irritation, but still an unnecessary one.

Breakfast?
Poor. Underwhelming enough that I only used it once before seeking refuge elsewhere. If you depend on a strong hotel breakfast to start your day, this won’t be the place.

Staff is friendly, the cleanliness is generally good, and the whole property has a spacious, easy feel.
Location is spot-on - walkable, convenient, right in the heart of Nimman.

Overall:
A great base with big rooms, lively views, and friendly service - just expect a rebellious shower, forgettable breakfast, and a key card policy that belongs in another century.

The breakfast was excellent and deserves a high rating. The staff were friendly and cheerful, making us feel very welcome. The hotel is conveniently located near many tourist attractions, and we would definitely return. The bed was a bit firm, but we really enjoyed the balcony for relaxing and enjoying the view.

This hotel is outdated. Bathroom door is difficult to close noisy cracked, chips everywhere and the cleanliness is not meet standard. The restaurant breakfast reception is not that friendly. Not much of any amenities, needs to ask for more shampoo. I have to used my owe paper towels. They provided very little.
