Nestled near the main perimeter of the Old City, this guesthouse is clean and quiet. They provide a small breakfast spread every morning and even laundry services for a fee. There is a water dispenser, some snacks, coffee, tea and a microwave oven on the first floor. There is a 7-11 within walking distance from it, and plenty of shops offering tour packages around chiang mai nearby. Plenty of motorbike rental shops nearby too. The lady who seems like the owner is friendly, and would greet us every morning! Just to note the guesthouse doesn't have an elevator, so you have to carry your luggage up the flight of stairs.

The staff were very friendly.
The bathroom was mouldy and shower was weak. They provide 2 pump bottles of some gels/liquids which I had no idea if they are hand soap or shower gel as both bottles had the same colour liquid and no labels. I ended up buying shower gel from 7-eleven across the street.
The bed/mattress has seen better days. You can feel the springs when you sit on it. Not the most comfortable & squeaky.
They provide daily breakfast but I have not eaten once.

Excellent staff and very friendly
Good massage shops either side , 7/11 50 metres and easy walk around old town
Just a note my room was last one on 3rd floor, there is no lift and stairs are quite steep, and vary in width a little

I stay in the hotel for 5 nights. I try to find something bad but cant. The staff very friendly and helpful. They found me some marvelous trips to do, making this stay fantastic. From the balcony it was the main street but not noisy. Water was free in the hall, caffe the same together with some delicious cookies.

The hotel is located inside Old City, where famous temples and popular cafes are within walking distance. Right in front of the hotel is a tourist information center where I booked a day tour to White and Blue temple. If you’re on a budget trip in Chiang Mai, 3 Laan House is the best choice. The staff are very friendly and accommodating as well. You’ll love this place.

A cozy place in old town near 7/11. Friendly staffs & great staffs. Cleaning good. Free snacks & coffee . Everything recommend I will come back again.
