Chinese friends, avoid this place! The air conditioner's outdoor unit is on the balcony, and the vibration is incredibly loud. If you turn on the AC at night, the outdoor unit is noisy; if you don't, it's hot and there are mosquitoes. I barely slept a wink. As for hygiene, there were still hairs from the previous guest on the bed, and some were even curly. Even after they changed the sheets and duvet cover, I still felt uncomfortable. I originally planned to stay for five days, but ended up leaving after three because I just couldn't stand it anymore. I switched hotels and didn't even get a refund. On top of all that, it's right under an airport flight path, so it's genuinely too noisy. The only thing I liked was the many trendy dessert shops downstairs.

The front desk staff doesn't speak Chinese, and there's no laundry room, so I hope the hotel updates its information.

The room looked really old, and there was a musty smell as soon as I walked in. All the facilities were dated (AC, furniture, bathroom), and the paint was peeling from the shower ceiling.

It's a bit of a walk from Nimman Road, about 10 minutes on foot. It's very close to Chiang Mai University Night Market, about a 10-minute scooter ride. You can rent a scooter next door, and if you turn left out of the hotel and walk for 5 minutes, there's a 7-Eleven and a coin-operated laundromat.

✨ Wonderful Stay at Nimman Villa 17 ✨

Our group of 11 stayed at Nimman Villa 17 from 17–19 August 2025, and it was truly an amazing experience. The villa is very spacious, well-designed, and perfect for large groups.

The location is unbeatable, right in the Nimman area, close to restaurants, cafés, and attractions, yet still peaceful once you’re back in the villa. The private pool were highlights for everyone, especially after exploring Chiang Mai during the day.

The staff and owner went above and beyond to make our stay enjoyable. The daily housekeeping kept everything spotless, and we really appreciated the thoughtful touches like complimentary snacks, drinks, and even homemade breakfast items. Their warm hospitality made us feel at home.

Overall, we had a fantastic time at Nimman Villa 17 and would highly recommend it to families or groups visiting Chiang Mai. We’d love to come back again in the future!

The room had a huge and incredibly comfortable bed. The hotel's location is excellent, being very close to Nimman One and MAYA. Plus, there's a small balcony in the room, perfect for enjoying a coffee in the cool evening air.

Used to be much better than this. Good location only for the one who can tolerate with airplane take off/landing sound. Bathroom was very dirty with lots of black mold in every corner nearby shower area inside/outside. Table top and underneath was stinky and not clean. Phone was dirty, as well as those kettle.

Highly recommend if you're looking for a cute place with good vibe to stay in Nimman.
I've stayed here only for a day but deeply impressed by the kindness of the host:) I want to appreciate her for helping me out to finding my passport on the day I leave Chiang Mai. When I asked her for a help, she was out but came back to the building to check it out. She literally saved my life!

Great area if you're looking to stay in Nimmanheim; clean and cute, affordable price. Overall great value. Deluxe Queen bed room was surprisingly large with a narrow wraparound balcony. The kind woman who runs it was very responsive and pleasant when we needed to modify our reservation dates.

10/10 for impressive nights.Really enjoyed natural light from Full-length window in the morning when I got up.Rooms are perfect. Amenities already provided for you. Lot of plugs around the room which is sooo convenient when you come to staycation. Location also perfect too need only around 3-5 mins walked to Famous cafe,restaurant,Laundry.

I came across this place by a friend’s recommendation. Very cozy & humbly beautiful place for a short or even long stay when in Chiangmai. Strongly recommended for those who prefer to stay in Nimman neighborhood with quick access to cafés, local street food, restaurants, convenience stores, spa & shopping mall. Having no frills and drills, Breadfruit provides sufficient facilities and amenities, bedroom & bathroom are clean. The view on the top floor is spectacular, there is a small balcony for room 401. No worry about carrying your big luggage, the building is equipped with elevator, which is fantastic.
