Had a double room with balcony. Basic facilities. Cleaned daily bar Sunday. Close to bars,restaurants and shopping. Bangla rd and beach within walking distance. Staff friendly.

The location is very convenient, with everything nearby—restaurants, massage shops, the beach, and the famous Patong Beach street. Despite being close to all the action, it’s quiet at night, so you can sleep well. On the downside, housekeeping could be improved. It's okay for a one-night stay, but not for living. Cockroaches 🪳, torn towels, and a football stadium right outside the window. I do not recommend it!

The hotel is nice. It's very small and located a bit off the main streets, but the rooms are always clean; they clean them every day, change the towels and bed linens, and wash them. Had a great stay at Baan Boa guest House patong.. it is located just 1.2 km from Patong beach and Bangla Road. We stayed at this hotel for a couple of days. The room was clean and had everything we needed: towels, large bottles of shampoo and shower gel, conditioner, dental kits, shower caps, and slippers. They did come to make the bed, but they didn't wipe the floor, as there was sand underfoot when we arrived. There's an extra sink on the balcony, but the siphon underneath it leaks, and all the water spills...

We stayed for 2 days in this hotel in the first week of Feb-2025, just after Chinese new year holiday. First I booked a standard double room, then a deluxe double room separately. A nice hotel but no elevator. I think it's and old building but nice the way they create all wooden furniture and wall. Breakfast okay for western or European but not for Asian use to eat rice or noodles in the morning.

Super friendly people. I went here in low season so it was a pretty good price for what I got. Unfortunately they don't serve food anymore because there too less people. You talk with the staff about DJ'n and ask them where good parties are. The rooms are very good quality for that price.
