Property is located at an excellent location (about 5 min walk to the Republic square and adjacent to the President's residence I was told) - though getting in and out is via a small lane

The cleanest most incredibly personal experience of any hotel i have ever stayed at. The staff were bilingual and incredibly helpful throughout our stay from laundry to arranging taxis and meals delivered to the hotel
Position is 20-30minutes from the center by walk, but using Yandex/GG apps it was 10 minutes maximum. Room was very ok, two complimentary water bottles and all the necessary for showering
The rooms were spotless and comfortable, the hotel atmosphere was peaceful, and the food was fresh and delicious every day. The team truly went above and beyond to make us feel at home
Comfortable hotel, 100% worth the money (around $50USD per night). The stay was very quiet, there was someone at the reception desk all the time, who gave very helpful tips for the city

Good location, 30 mins walking from Republic Sq, fair price, better for family or single men, just OK breakfast
The room is clean and spacious. The room rate is very affordable. The staff are very accomodating. All in all i stay there very comfortable for 6 days and 5 nights.
Stayed for 4 nights, room wasn’t cleaned once and I had to ask for clean towels after 3 days. Breakfast is good local food - you don’t get a choice of meals though. You eat what is brought to your table

The restaurant is built at the edge of a canyon and they usually lead you to a floor "-5". That's interesting but the design of interior is not modern.
I have stayed in this hotel on my last three visits to Yerevan. The greatest thing about it, is the location! You can access anywhere in the city by foot, and public transportation are so close

Rooms were not the best though. You could smell cigarette smoke inside the room; bathroom fitment is old; everything seemed semi-fresh.
The staff is super friendly and helpful, and they will do everything to make your stay comfortable and easy. They speak English well, and they will solve your problems before you even acknowledge them
New building is nice, well equiped, very clean, kitchen is located in the first floor and just next to hotel is Jean Paul existential cafe which is indeed one of the most epic places in city center

It has a good location, not far from the nearest metro station (around 10-15 mins by walking). The location of the hotel is in the inner area of the building, so there was no noise from the road and cars
A good hotel with delicious breakfasts. Situated in the courtyard of the house, so you can't hear the noise from the road. Situated close to the main attractions. There are shops and inexpensive cafes nearby
It's a good place for the money they ask but kinda modest, no need to expect something luxurious. the breakfast is kinda modest (maybe the reason is a mid-season)
Everything was wonderful, 10/10. Stepan is a wonderful and welcoming host. The rooms are cozy and the breakfast is hearty. We had no problems during our week-long stay. Thank you for your warm hospitality!

Location was good, hotel was clean, room and bathroom were spacious. Receptionist was helpful and pleasant. Common areas for the group to meet and relax were basically non existent. Breakfast was a big disappointment
The hotel has a perfect location in the centre of Yerevan, allowing you to easily visit many sites & monuments on foot. It is clean, with very good, friendly & helpful reception staff
Close to bus stops and supermarkets. The room was spacious, comfortable, and fully equipped: frigobar, desk, many electric plugs, TV. Modern bathroom and shower, with hairdryer
The hotel offers 6 rooms, however the lobby area cannot cater for 12 persons and is often occupied by staff members. The breakfast room is very small and there was no staff contact at breakfast
We had to chase staff for hot water after the flask left for us was empty. However on some days they offered fried chicken, rice with fruit, spaghetti and other meals for breakfast
We had to search for staff for hot water refills and additional coffee sachets
Another big advantage is the location — the apartment is close to the city center and within walking distance of many good restaurants, cafés, and lively areas, which made getting around Yerevan very easy and enjoyable
The bedroom was comfortable, with a fairly large bed that felt relaxing and cozy, allowing for a good night’s sleep on most nights
They played the TV very loudly and made a lot of noise, which made it difficult to sleep and fully rest as we had hoped. Additionally, the cleanliness of the bathroom could have been better
However, there were a few downsides worth mentioning. Unfortunately, the bedroom on the right side was quite noisy, as we could clearly hear the neighbors upstairs late at night
One of the highlights was the huge living room, beautifully connected to the kitchen, creating an open, airy space where we could truly relax after a day of exploring the city
A more thorough cleaning would have been appreciated, and it would have been helpful to have more toilet paper provided in the bathrooms
