Overall apartments aren’t great due the fact that pictures are not the same as on booking. Shower and bathroom dirty, mold is everywhere,dirty stains on the bed , coffee spots on the walls and carpet… wouldn’t recommend this apartment.

Perfect location! Right next to the station and within walking distance to all attractions such as the Colosseum and Trevi Fountain. I honestly didn’t feel unsafe at all, unlike some of the other reviews? We came back at night two times as well. The streets were always well lit up, and there were always people around as it is a very touristy area!

The room itself was great! Very clean and perfect for a 3 night stay. Very safe and secure. Did not have any issues with noise whatsoever (maybe we were on the opposite side to the people complaining about the noise?)

The host was lovely and very accomodating! We booked the day we arrived (due to our original accomodation being a scam) and Valerio was very fast at responding.

Overall we loved our stay and definitely would recommend the apartment to other travellers.

Friendly and knowledgeable greeting.
Propery is secure although a little difficult to find.
Three SMALL sets of steps to gain entry - but not overly difficult. No lift.
Quiet and would stay again.

Some rooms excellent and some bad
I stayed at the same hotel from 2-5 January and I rated excellent! However, this time I was assigned a room that was not noise proof and the couple next door kept us awake so much sexy noises they made all night. The Wi-Fi did not work at all. So the room at the right end of the corridor is not worth a good grade

Looking online to book, everything was very nice, very nice and positive reviews, photos of the rooms very inviting. And instead, the b&b is located in a completely quiet area. When you enter you smell a nauseating smell of spicy food. The room furnished to the bare minimum. The beds were extremely uncomfortable, the pillows equally dirty, smelly. The bedspreads were stained and smelly too. The wifi non-existent. No signal on the television. A shop stand for hanging clothes, with broken wheels. A quadruple room, also quite spacious, but with a window overlooking the street, and early in the morning you could hear car horns honking continuously, I don't even know for what reason. The only positive point is convenient to the Vittorio Emanuele metro stop. Blind bathroom and without bidet, but this can also be overlooked if it had been cleaned with a bit of decency. Water heater for hot water, so when a person takes a shower, then you have to wait for it to heat up. Welcome...almost non-existent, a young girl, who gave us very little information. In three days they never tidied up the room, never put clean linen, not even a visit to the bathroom. Cleanliness completely non-existent. The lighting of the room is provided by a "floor" lamp, untouchable, because otherwise the lighting of the room would be decentralized.

An B&B without breakfast unless you pay.

No hot water unless the heater is turned on but the landlord has zero reminder to tell guests to turn the water heater on. After turning the heater on and waited for an hour there is still no hot water¡¡¡¡

Worst room layout where you can't find space to sit comfortably, other than a table and 4 chairs filling up all usable space in the room.

There is no good space to place luggage or shoes unless you put them in the middle of the room, tripping yourself in the middle of the night; or next to the door blocking the entrance entirely.

Otherwise it is an OK clean room close by the train station, but it is not a good neighborhood (but I guess the price has reflected this).

Pleasant stay. However, we regret the welcome because we did not see anyone during our stay, it was difficult to get through the front door.

Stayed here for the second time and again had fantastic service from Lucia. Breakfast was always served at the time we requested and gluten free alternatives were provided. The room was clean with air con and, despite being in a busy neighbourhood, was very quiet. The area it is in seems a little run down but don't let that put you off, it is a 10 min walk to the central train station, has an underground station on its doorstep and you can walk to most sights very easily. There are a few lovely pizzerias near la basilica di santa maria maggiore which is a 15 min walk away. Would highly recommend this B&B for price, service, quality and location. Next time we are in Rome this will be the first place we check availability for (again)

Great place. Everything was new and clean, the staff very friendly and serviceable. Near to Termini station and to the metro.The nearby "Mercatto Esquilino" is a fantastic place to buy any kind of food. Stayed 3 nights.
