A real gem - spacious, modern room with a large bathroom in a great location!
The room was so spacious, modern in an old building.
The bathroom was big and the shower was large with a shelf to put your toiletries on. Prime location - close to shops, bars/restaurants and amenities and walking distance to some wonderful sights.
The area and entrance to the building was so safe. This place exceeded expectations and we would stay here again!

I emailed the hotel 2 weeks prior to our arrival date to confirm our pre paid booking to which Gastone responded: ‘ had an issue with the building and the BnB is not operating at the moment. We need to wait until it will be renovated and your PayPal will be refund!’
I explained that I am a teacher and we booked prior to a cruise, so we would like the refund. I explain we would need this in order to book a new hotel.
Gastone explained the refund would be paid within 2 days and the subject line on his email stated “BnB not operating; refund requested; refund within 24h”. After 5 days had passed I still did not receive the refund, I explained this via email to which Gastone responded there was a ‘delay but it is a matter of timing we are managing all refunds because we are moving all guests.’
We are due to fly to Rome on Friday. It has now also been a week from Gastone replied to any of my emails and I have still not received my promised refund.

The rooms are OK. But the shower didn't drain. The air conditioner didn't cool well.

The water in the shower didn't drain, you had to wait for it to drain so that another person could bathe properly. There are garbage collection trucks outside the window at night and in the morning, which can sometimes be annoying.

Small boutique B&B in fabulous central location close to Spanish Steps and Centro Storico. Gastone was a Super Host. very helpful . This is a charming elegant old building offering boutique accommodation in excellent central location at excellent value. Secure building. No elevator is the only draw back, but the room is large, good bedding and large bathroom. Highly recommended.
