Area needs microwave, better bed / pillows. Area is very noisy and the upstairs floor was very noisy during our stay. The advertisement said it was all inclusive to include meals and they were not included. So someone dropped the ball with the description of the property.

Fantastic room and very central, Google maps enabled us to find it no problem at all. One down side is it’s so noisy from above … if you’re on the lowest floor you have to prepare yourself for a lot of noise coming from the rooms above even when they walk around.

Location is great, easy access to Spanish Steps, and much more, but it is a Lundy street with a stream of traffic in the day, and loud folks in the night. Nothing that can be controlled. Staff were very kind. We liked the place very much but had difficulty with the electric door lock to our room, and the power must have been blown at 1:30am-2:45 when neighbors came back but was fixed without delay. I would return with a lesson on how the door locks.

Great place to stay. The location is perfect, the room perfectly clean and the host, Victoria, is amazing. We'll be back for sure. Already missing it, to be honest.

The hotel is not indicated on the street (no sign).
There is just a green door close with the name of the hotel as you would find the name of an inhabitant of the building.
It should not be forgotten to prevent its arrival time 48 hours in advance. In fact, there is no reception continuously. Without warning, you might not find a person for you to open.
The person who received us was very helpful and gave us all the necessary information for our stay in Rome without having to ask (Vatican, supermarket, subway, Roma Pass and other useful information for tourists). By contrast, the conversation in English is not easy and it is better to repeat several times to be sure of being understood.
There are only 3 rooms in the hotel (on the 1st floor of the building) as well as a small kitchen with a Nespresso machine and free access.
I don't know if this is the case for all rooms but the one we had also had a small kitchen (a plate) as well as a fridge and all necessary dishes.
The bathroom was clean and nice.
The bed was very large but the mattress, rather high and soft.
The wifi did not work very often. It is better to provide 3G access if you have an imperative need for the internet.
The room is air conditioned (imperative in the summer in Rome !!) and very quiet, while being close to the tourist points of interest.
Breakfast is taken using a coupon provided in the café next door, from 8am to 11am.
It gives the right to a hot drink (espresso, americano, cappuccino) or a bottle of water and a pastry pretty low end (growing, growing fur, etc.).
Don't forget the city tax of 3.5 € per day and per person.
A very good quality/price ratio !

Pros : cleanliness and good scent South. The aunt character is bright and good. Once a day cleaning, sink and hot plate, dinnerware is the catering. Trevi Fountain, Spain Square and close to.
Cons : signage not have any difficulty in finding. As restaurants have outside dining on a coupon and the Breakfast is to solve the inconvenience. Well and there is no Elevator 2nd floor.
General comment : it's a family^^

separate bathroom with no windows with a musty smell pungent, applique bath towel with signs of rust, walls, entrance, peeled, entrance, old, no sign outside, moderate but annoying amount of background noise at night, breakfast was miserable.

Spacious rooms, lot of stairs to climb and one persistent house lady :) who actually got us to FCO for less than taxi or uber in a black Mercedes. Our bed seemed a bit tired for maximum. Location fabulous
