The room was very clean, and the sunny room on the 3rd floor had a view of the snow-capped mountains. The breakfast was plentiful, and the front desk staff were very friendly. Perfectly located amazing hotel! Very friendly and especially, helpful staff - who work to make sure you have the best possible stay. It’s a lovely, historic property. Staff work very hard, it is clean and easy walking distance to Old Tbilisi and many tour pick up points. But because it is a small, private property, some of the fixtures are older and it’s not a sit around and relax sort of hotel. You have to plan things to get out and do.

Unfortunately, I had an emergency situation with my pregnancy and could not travel. I was disappointed that the the hotel did not respond to a request for a partial refund - even saying no would have been better than no response at all. I'd have been happy to stay here in the future, but as a result, I'll look for a different hotel when I do make it to Georgia.

Good location, but not really "boutique". As this is a four star house: Rooms are rather small with insufficient space to open a suitcase properly or store clothes. Shower are in the bathroom, which is always an inconvenience as the while bath is obviously wet afterwards for a while. WLAN was mediocre at best and the breakfast buffet not worth mentioning.

The hotel is 4km from the town center so you will have to get a taxi to get there which isn't expensive. Rooms are specious and good but they don't come with complimentary water bottles. You have to pay for each bottle of water . The breakfast lacks variety and they don't have a coffee machine, no croissant nor freshly baked bakery items. No scrambled eggs. Plus they don't clear out the tables quickly...

The Holy Trinity Church is just outside the hotel window. What's surprising is that there are hot fried eggs for breakfast, which are very fragrant. The room is very large, but the air conditioning is not very effective in winter. Tbilisi is beautiful.

The accommodation is in the heart of the city, making it convenient to get around. We got a room with a balcony, which was amazing. There's a really popular bar next to the accommodation, perfect for people-watching. The room had all the necessary amenities. The breakfast buffet was plentiful. The price is very cheap if you book a non-refundable room.

The hotel was okay. My room, advertised as having a balcony, didn't actually have one; instead, the courtyard served as my balcony. The room bordered the courtyard, so it was very noisy when partygoers came into the hotel at night. It was fine for two nights. The breakfast was also quite good.

The location is fantastic and the staff are friendly. The entire guest house is very clean. The main downside is that there is a window in the bedroom that the restaurant at the nearby hotel can see clearly into (the guests can see you in bed when they are filling their plates at the buffet) and that reduces from the atmosphere as it feels less private.

At night it was very hard to sleep, even with the good quality windows which blocked the outside noise partially. Fantastic location, right in the heart of things. Lovely friendly staff, including their very efficient airport shuttle driver, and a terrific rooftop restaurant with great views on both sides for breakfast and lunch. Fab value and would be my No.1 choice for my next visit to Tbilisi.
