Great modern boutique hotel just steps from Kyoto Station (crucially on the south side of the station where its quiet). There is a 7-eleven just on the next corner. Large rooms accommodating 3-4 guests with good mattresses on an elevated floor. 2 sinks in well designed bathroom (shower plus bathtub). Large living room plus fully equipped kitchenette. Everything you need is there. Staff very helpful to tell you about the city. The only reason I did not put 5 stars are stains on the sofa and blinds - they need to be cleaned. Otherwise the room is very clean.

Just 5 minutes walk distance from the Kyoto Station Hachijo West exit. Room is basically clean, just a little bit dusty. Anyway, the toilet is very clean and modern, with a big bath tub as well. Very spacious studio room and suitable for family with kids.

The room was big. Satisfy for me. The distance between hotel and train station like 8 mins walk. Not so good if it is winter. Overall still good. Close to aeon mall. Still recommend for staying.

The location is convenient, close to Kyoto Station and Aeon. The room is spacious and has a kitchen, which is great for cooking. The front desk staff were friendly and provided detailed explanations.

This place felt much better than other places I've stayed. The staff at the first-floor front desk spoke English and Japanese well (and even some simple Korean).
They also provided great services like welcome drinks and morning coffee.

And the biggest advantage of this place was that (it's only a 5-minute walk from the station, but it's also in a quiet area, which makes it incredibly quiet.)
It was great to be able to relax in peace with my parents.
To briefly summarize the pros and cons of this place:

1. The place is close to Kyoto Station.
2. It's on the quiet side, so it's quiet.
3. The staff at the front desk and everyone who helped with housekeeping were very friendly.
4. You can rent an air fryer, hand-drip coffee, and other items at the front desk.
5. There's a reservation system at the front desk, so you can make reservations at restaurants you've been looking for.
6. The place was clean and spacious, which was nice.

If I had to point out any cons, they would be:
1. It's a bit far from the center, Kiyomizu-dera Temple (about a 30-minute walk to Shijo).
2. The air purifier (I think) had a slight smell (it smelled like meat, so I left it on and when I came back, the smell of meat lingered in the room).
3. The bathroom felt a bit dark.
4. It's too spacious for a solo stay.

That's about it. Overall, it has so many positives that it would be great for couples, families, or friends.

Had a great time at 22 Pieces. Staff were friendly and helpful. Basically all were good. Room is spacious and taps, basin etc are clean and look new (no water or rust stains). Water pressure for bath is good. Always enjoy a good bath after a long tiring day. Love the table in the room - great size and sturdy. Hope to have one in my house. We spent every morning, enjoying our breakfast with the coffee/tea (free at counter) and some breads. A great kick start of the day.
Reason for giving a 4 to location is that there are many other hotels near or at Kyoto station though I am doubtful any of the hotels can beat the room size at 22 Pieces. Abit challenging to find the entrance.
As for the facilities, would be great to have washing machine and dryer within the building. However, there is a coin operated washing machine and dryer round the corner if you don't mind carrying your laundry to/fro.
Appreciated all the help and efforts from the staff. Thank you so much for making my trip at Kyoto a memorable and enjoyable one. Definitely will be back when I am at Kyoto.
