And the biggest advantage of this place was that (it's only a 5-minute walk from the station, but it's also in a quiet area, which makes it incredibly quiet.)
It was great to be able to relax in peace with my parents.
To briefly summarize the pros and cons of this place:
1. The place is close to Kyoto Station.
2. It's on the quiet side, so it's quiet.
3. The staff at the front desk and everyone who helped with housekeeping were very friendly.
4. You can rent an air fryer, hand-drip coffee, and other items at the front desk.
5. There's a reservation system at the front desk, so you can make reservations at restaurants you've been looking for.
6. The place was clean and spacious, which was nice.
If I had to point out any cons, they would be:
1. It's a bit far from the center, Kiyomizu-dera Temple (about a 30-minute walk to Shijo).
2. The air purifier (I think) had a slight smell (it smelled like meat, so I left it on and when I came back, the smell of meat lingered in the room).
3. The bathroom felt a bit dark.
4. It's too spacious for a solo stay.
That's about it. Overall, it has so many positives that it would be great for couples, families, or friends.
Reason for giving a 4 to location is that there are many other hotels near or at Kyoto station though I am doubtful any of the hotels can beat the room size at 22 Pieces. Abit challenging to find the entrance.
As for the facilities, would be great to have washing machine and dryer within the building. However, there is a coin operated washing machine and dryer round the corner if you don't mind carrying your laundry to/fro.
Appreciated all the help and efforts from the staff. Thank you so much for making my trip at Kyoto a memorable and enjoyable one. Definitely will be back when I am at Kyoto.

The service on this place is good. The owner is a foreigner, probably German. He speaks English well and is friendly too. Overall, I would give "service" a 4.6.
The location of this place is kind of good, it's just 500 metres away from the train station. It's also near a big. beautiful garden. Overall, I would give "location" a 5.0.
Alright, we have gone through all the things now. Do I recommend this place? Yes, if you wish to sleep in a traditional ryokan but you also want to explore Kyoto. Overall, I would give this place a 4.1.
We luckily had a pleasant stay last week, just 1 night in our 10 nights in Japan. Our room is on 2nd floor.
Got a deal of 25% price lower than the APA nearby so we set our expectations at the beginning to experience a Ryokan in Kyoto.
The room we had was fine, toilet is bigger than some other hotel. The Aircon in our room works just fine.
The host can speak English, Jacob was also very helpful with information he shared on our travel itineraries.
Self checkout makes it easy for you to leave the guesthouse anytime just like most of Japanese hotel.
It could be much cleaner indeed, but it's very difficult to get a decent hotel at our budget so we are fine with this place.
Maybe because we spent the whole day walking Kyoto and only get back to sleep.
