Absolutely terrible. The rooms haven't been renovated in years. Much of it is broken, and the rest is disgustingly dirty. The entire complex is littered with trash, and thankfully, you can find a clean beach right next to the Hyatt Hotel. At night, you need a flashlight because many of the lights along the paths don't work.

Few of of the rare finds in Koh Samui. We rented villa #34, on water front with view of rising sun, sound of rearing sea water and tranquility of atmosphere. We received more than expected. We had our doubts initially as lots of pictures on the Airbnb sites were too good to be true. Gold standards for Short term rentals. Also, I give lots of credit to our host Jason as he responded to all the messages in odd hours too.

I was shocked to discover that the resort overcharged me more than $1,000 for electricity — the day before I was supposed to check out. It only came to light because I decided to double-check all the meter readings myself.

When I pointed it out, they admitted the mistake and said they would refund the extra amount. It's now been over three weeks and two follow-up calls later — and still no refund.

This kind of handling is unacceptable, especially at a place that presents itself as high-end. Check your bills carefully before you leave.

Well where do I start. Don't believe the pictures you see.
1. Left at the airport for pick up
2. When checking in was advised our room was not ready, have some lunch all seemed OK, but then the lies started, from the manager.
3. Villa not ready as we had 4 workers trying to start to replace air-conditioner in the villa. It was a work site but welcome to Kanda.
4. No gym, no rockpool, no villa, pool in the villa disgusting, no blinds on windows.
5. It is now 8pm at night and eventually the manager comes and eventually finds us somewhere to stay as our villa was a worksite.
6. After he stated we will be all ok, to come back tomorrow and villa would be ready, I paid a surprise visit at 12 noon, and guess what still workers, still ac needing in fixing, pool smelt like a chlorine facility.
7. No the room will be ok how about going to fisherman village for the afternoon.

I stayed here for a week.

Having my own private villa and pool was a luxurious experience that I will never forget.

The beach and location were also fantastic.

The staff were extremely welcoming and helpful.

Special thanks to the property manager for waking up early to see me off to the airport.

We just stayed at the fabulous Kanda Residences for the last 6 weeks and we are sad to go! The villas are stunning and very spacious, and they are perfect if you are a family bringing your helper or nanny as some of the bedrooms are in a separate villa next to the main villa. We had one with the master bedroom upstairs and our 10 year old slept very happily in his own “guesthouse” or mini-villa next to ours- your whole villa is enclosed within a wall. It is on some hills that you can get some exercise, walking or running the hilly paths, plus the gym has just re-opened they told me, which sadly we missed. The main pool is open which is right next to the beach where you can take out their kayaks (we recommend water shoes for rocks but not necessary- no sea urchins). And one huge bonus for us was that they organize a fantastic Muay Thai instructor who will come and teach Thai boxing to you and your children- we had khun Beau who is great with kids, and playful, and makes it fun.
And we liked the location, considering we had a few friends staying on the north side, but we ended up shopping (Tops supermarket) and making runs to that mall (Central) here and there which was like a 6 min drive, and to go to restaurants and to Chaweng or Chaweng Noi (best beaches, especially for jogging or eating/drinking on the beach) it is an easy drive to get to.
The three other things to point out is that
1) Kanda only charges 3.67 baht, I think it was, per hour of electricity usage- all the other families on the north side are paying 7 baht.
And 2) I looked at many villas around this area and more north, and this is the only one that has daily maid service. And once a week to clean the pool. The daily maids come do our dishes every day which was huge considering we did not bring a helper, and once a week another team comes to do deep cleaning, and 2 or 3 days a week the pool guys come to clean.
And 3) they have the best WiFi signal compared to anywhere we have seen- and that was #1 for us since we were moving 2 home offices here to work plus our child doing virtual learning.
It is huge value for what you get- which is what drive me to write a review. We are hoping to come back this summer!

The beach front villas are phenominal. They have 4 bedrooms placed around the common areas - pool, patio, living/dining and kitchen. Once you want to venture out top restaurants are only 5-10 minutes away.
