Tucked away few meters from the "square road" of the Old City's north side, thus things are quiet here, well may be except for the choir of birds and frogs in the evening and night. We stayed on the lower level in 101 and loved almost every minute of it. "Almost" part is mere a suggestion (we didn't bother to ask, but may be there's an option for): 50x70 European pillows. Those loooong pillows on the king-size bed might be uncomfy for someone.
Water in the room, coffee in the lobby, attentive and kind staff (Thank you, Kitty, for warm welcome!). Room itself us not huge, but big enough for 2 people to spend the night (and spend the rest of the time wandering around this wonderful city)

A warm and cozy boutique hotel. Nothing can ask more from staffs since they are so lovely, friendly and helpful. We felt welcomed at the beginning. The jacuzzi in room was one of the best things. We felt so much relaxed after long days.

I wish they still had breakfast service since we were looking for it 🥲

The service was outstanding. All the staff were incredibly helpful. We needed an open pharmacy at night, and the receptionist found one for us. They arranged excellent tours for us. The room was exactly as pictured, and even better in person. There was a jacuzzi in the bathroom, which we hadn't known about beforehand.

Even though I arrived late at night, they greeted me with a smile. The bed was also carefully made, so I had a comfortable stay. Thank you very much.

It's unclear where the positive reviews for this hotel are coming from, but after reading them, we decided to stay there. The rooms are extremely tired, dirty everywhere, the bed creaks. The rooms look larger in the photos, but in reality, they're just a small room with a sink in the bedroom and a small partition separating the shower and toilet. The bathroom is moldy, the plumbing is worn out, the ventilation has never been cleaned, and the air conditioner has never been cleaned either.

When we asked to change rooms and told them it was dirty, the receptionists said, "Sorry, you can cancel your reservation"—but it can't be canceled. We don't recommend this place.

The bed is the bomb!! Super comfy!!! The jacuzzi is good as well! Overall, it is worth the stay!!

I came here once last year and I stayed here again this year. It's opened by a local Thai. The housekeeper from last year is still here this year. There is no change after a year. It's comfortable, warm and very good.

The hotel environment is very good, with a small courtyard and a temple next door. There are many restaurants around, and it is recommended to walk around the small streets nearby, which is very interesting. The triple room I stayed in has a large bathtub. You have to take off your shoes when entering the hotel. There are shoe cabinets separated by room number at the door, which is quite convenient. There is no elevator, and the waiter can help with the luggage. Complaints: 3 people stayed, and the demand for water was relatively large. On the first day, 3 bottles of water were given. On the second day, the supply of water began to be reduced, saying that the extra water given before would be reduced later. It was speechless. Don't eat in the room, it attracts ants!

It's very quiet in the alleys in the north of the ancient city.
Lanna style, the boss and staff are friendly,
There is a well-known sushi restaurant next to it and a family Thai restaurant in the back.
There is a famous ancient temple at the entrance of the alley.

The room is very clean, bright, beautiful, and antique. The bathroom is comfortable and large. There was no inconvenience during the four-day stay. It was very comfortable. Every waiter was very polite and enthusiastic. I highly recommend this hotel, especially this room type.

Terrible dirty rooms, dirty towels, cockroaches everywhere, uneducated staff. I am very disappointed, do not recommend. It was the worst hotel I didn't even want to stay in.

Did not stay here but called in for a breakfast. Omelette with rice and a coffee, food good, quick service and less than 100Bhat. Can't knock that.

Nice place, very affordable.
A couple 100m from the night food market and at the north gate, so 5 stars for location.
Rooms have A/C, are clean and have curtains. Be careful when booking, they have both fan only and A/C rooms. Shared showers and sinks so unlikely you'll have to wait (you can get to another floor of needed). So 5 stars.
Service is a 4 stars mostly because the owners aren't really good at English so it was hard to communicate. But they were nice and helpful.

Considering the price and the fact that there's a restaurant there so you can have a tea or breakfast it's a 5 start overall.

Not a bad location from the main square but a bit further from the decent bars etc. we had a private room and our friends had a dorm, both were really cheap and fairly basic, our private had clearly previously been a dorm room as there were still posters about not changing beds and random plug sockets scattered around where the bunks would have been and the bed was pretty average. The rest of the hostel wasn’t bad though
