I was glad that me and my partner found this place. I loved the bed, it was clean and comfy, nice pillows also.
I think it was a cute small room - no window though - which is a bit concerning when it comes to safety.
Bathroom was okay - only thing that didn’t work was the shower head, so we had to take that off in order to shower.
Prepare to pay 500baht as a deposit when checking in.
It’s a very good accommodation if you don’t plan to stay in the room all day. I would come back here another time now that I know the place and the area.
After we checked out we had lunch down at the restaurant. MUST TRY. We both had a Khao Soi which was very delicious and we can only recommend eating here. Food came super quick. It’s also m a cozy area to hang out in.

We had a lovely stay here. Room is clean and big enough, price is reasonable. Lady at a front desk helped us a lot. We even book a bus to Pai through her and left a backpack here for some time. Really all recommends.

This is a strategically located hostel on Ratchadamnoen Rd. In the old city of Chiang Mai. You absolutely cannot beat the value for money for this place if you want a budget private room and do not want to share in a dorm room. Do not expect any luxury, but a working AC, comfortable bed and functioning bathroom. There is so much to see and explore around the city that you can leave early in the morning and return late at night so the time in the room is minimal. If you are travelling on a budget and looking for a well placed bed to sleep in, this is your choice. I was greeted by the owner and was very pleased with the very kind service and attention she provided me. The surroundings offer restaurants, cafes, massage and a temple.

The only good thing of this hotel is its placement in the center of the old town.

Room: smells like humidity no matter how many hours you keep the ac in dry option;
window that faces the aisle and that can't be closed (only insect screen and curtain) so you hear everything from every room.

Bed: is as hard as usual in cheap Thai hotels and the pillow was a couch pillow (leather-like).

Shower: has no pressure and you have to wash yourself over the wc.

Sink: looks like it has never been clean and the water smells like iron.

My room is pretty basic, but its private and secure. The staff are kind and hard working. I think it's a little bit overpriced, but overall I'm very happy here. Great location and great staff!

Staff are pretty rude and unhelpful. Didn't feel very welcome at all. Room was basic and not very clean. A few stains on the sheets and generally lazy cleaning over a long period of time is obvious. Walls are very thin and dirty, we were kept awake most of the night with other guests vomiting and speaking on the phone. If you're looking for a budget place to stay in old town last minute with air con then this could be for you...but I'd rather pay and extra 100 bhat for a nicer place any day. Regret booking.

The hotel was really bad, I rather stayed at a hostel. It is the worse bed I had in all of Thailand. The room is dirty and there was not a window in my room. I would not suggest you would stay here.

FRAUDALENT!!! Booked on Agoda, pay at the property option, "Deluxe Double Room", with AC and fridge as advertised on the website. Upon arrival, I found out that "Deluxe Double Room" is a tiny room with fan only, they wanted me to pay extra 130 Baht to get AC room! Scammed right away. I shown the lady in the reception my booking details showing AC in the room features, but no, she insist I must pay more to get AC room. So I paid, got into the room finally, equally small as previous one, nowhere to put our belongings to it was so small. Bedding was soiled and had stains from previous use, but we thought we may accept it, as we already paid, already in the room.. But a minute later I find out that bed is infested with BED BUGS!!! Little things were crawling on the bedding, I took picture and video to show the owner! We came back to reception, cancelled out stay completely and got cash back right away, owner in the reception knows of this issue because she agreed without hesitation to cancel our stay!! AVOID this place at all cost!

It was our mistake not to trust the reviews. The place was actually the worst we saw in our whole trip, and don't take me wrong - we've slept in many budget places. The room and the bathroom was very dirty, bedsheets were so heavily soiled we didn't dare to sit on it - how can you even supposed to sleep there? After five minutes we were out and booked another much better place near by for the same price.
We've contacted agoda for a refund and they were happy to do it, but the hostel rejected.
Please, don't do our mistake, stay away!

Let's start with the location, because it's unfortunately the best thing about this place. That and the kindness of the staff is all they have going for them. If you're spending even one night in their room, I'm concerned about your health. You can smell the stuffiness of a basement. I couldn't fall asleep with the air conditioning on or off. The air felt moldy. Unless they do some renovation work on their air conditioning system, I don't think it's healthy for you to stay there. Everything is moist, even the bedding and towels.

Wanna start off by mentioning the one and only positive - their staff are amazing. Super kind and helpful. The positives end here for me. The room was really damp, constantly smelling bad, humid, the sheets and pillows smelled bad too. The fridge and aircon both super noisy and we just could not sleep due to this. We regretted booking this hotel very much and it seems many guests have had the same experience or worse and despite those reviews the hotel hasnt changed anything.

Rooms: pretty small but decent enough. We’d booked a junior suite and the one we got given was much smaller than we’d booked online. They moved us the next day once one became available, which was definitely better.

Service: staff are sweet and accommodating. English spoken is very little, but I’m in Thailand and I’m an ignorant monolingual Brit. Can’t score them down for that. A few personal suggestions for food or drink nearby would be a nice touch from them.

Location: excellent. Right in the centre of the old town. Super quiet at night. Beautiful building and having a pool is a real luxury.

Side notes: the hobbit theme is really odd, but not enough to be an issue. Why a hotel in Northern Thailand want to serve carbonara and pizza is beyond me, I’ll never understand it.
Also, why on earth there are SO MANY random Chinese tourists dressed to the nines taking photos around the pool area is really really weird. Makes having a drink with your mrs in the pool kind of awkward when they’re doing a full photoshoot. Not sure if they were paying guests or just turn up for a bizarre photoshoot. If they’re not paying guests, I’d urge the hotel to stop this from happening. It’s not a nice experience when you’re trying to relax.

Overall: lovely little hotel. Decent enough value for money. Great location and pretty building. Food, didn’t bother with as it was Italian. I’d probably come back again

This hotel has a few problems .
If the room is not on the last floor , it will smell like humidity a lot, up to the point that gets into your clothes.
The rooms are quite small and the same applies to the bathroom .
Staff has issues in understanding English .
Breakfast is not great and no full buffet available . They offer four types of breakfast menus that shall be selected the day before up to 22:00. If not, the option chosen will take longer to prepare on the day.
If I visit Chiang Mai again. I wouldn’t go back to this hotel.

We booked a Superior Double Room and encountered several issues during our stay in July. The ceiling and upper walls had visible mould, likely due to the lack of a bathroom vent. The room had a strong mildew smell, which didn’t improve even after airing it out. Opening the windows wasn’t a solution, as mosquitoes came in and there were no mosquito nets on the windows or doors—something to keep in mind in Southeast Asia where mosquito-borne illnesses are a concern. Honestly, I was counting down the days until we left. It’s also worth noting this was the only accommodation we booked that didn’t offer free cancellation from the start, which in hindsight feels like a red flag, as most places allow cancellation up to or close to the check-in date.

Cleaning was another issue. When we arrived, the floor had dirty shoe prints, and my white socks turned brown within minutes of walking around. The bidet also looked unhygienic and needed a thorough clean.

The property itself has a quirky European-inspired design with lots of photo opportunities, and the pool area includes a bar, which is a nice touch. However, sitting outside wasn’t very enjoyable due to flies and mosquitoes—something other reviewers have also mentioned, particularly on the ground floor.

Service was OK (not up to the Thai standard we've become accustomed to): we were greeted on arrival and helped with our bags, which was appreciated, but there was no assistance with the baggage or even a goodbye when we left (the staff were present when we left), making the departure feel a little transactional.
