Emanuela the person who is a part of running this place is an absolute joke. He or she tried to mislead us and tried to cancel the booking due to no hot water after me stating in BLACK and WHITE please do not as we leave the next day. Because she or he was so incompetent and thick I had to spend over an hour on the phone to *********** resolving the issue, and we then missed our booking for the coloseum. The owner was fine, issued a refund and let me stay the night as we booked and were supposed to but Emanuela has to be the most thick individual when it comes to customer service that I have ever spoken to in my life. I was keen on coming back here as the property itself is nice, but due to Emanuela’s incompetence I will instead book with one of the other nearby places. Please sort you staff out and get them to redo writing, speaking and English lessons in school as she or he is totally incompetent an should not be anywhere the job they’re currently doing

We did not arrive expecting over-the-top luxury, but given that the accommodation is called “Luxury and Leisure,” it naturally raises certain expectations. Unfortunately, our experience did not match that name at all. There was no water kettle to boil water, only a coffee machine, and only two cups of coffee were provided. The glasses were dirty, and the remaining glasses were plastic, which does not align with what you’d expect from something marketed as luxury. The shower was very poor. The water temperature constantly switched from hot to cold, and the water pressure was low, making it unpleasant to use. The outdoor seating was in very bad condition and almost falling apart. Inside, the clothes hanger was broken, and there was even a screw sticking out, which felt unsafe and careless. Noise was a serious issue. The apartment is extremely noisy: every time neighbors used their tap or flushed the toilet, we could hear the water loudly in our room. There were also renovation works happening in another room, which we were not informed about in advance, causing additional noise. On top of that, we could clearly hear conversations from neighboring rooms, offering very little privacy. What also stood out negatively were the numerous notices everywhere stating extra charges—for example, if a key breaks or if you want your sheets replaced. Instead of feeling welcoming, it made the stay feel very money-driven. The only real positive was the bed, which was comfortable. Unfortunately, that was the only aspect we found satisfactory. Overall, based on the expectations set by the name “Luxury and Leisure,” this accommodation was disappointing. We would rate our stay 3 out of 10.

Terrible! The accommodation could not be contacted and could not be checked in.

The 'hotel' is in an unlit area, to get to the room you have to do a kind of escape room, first you open a padlock, open the door, leave the key in the padlock, go up the stairs, of course there is no elevator, and open a second padlock where you have the keys to the room, in the three days we were there we did not see anyone from the 'hotel'. They did not change our towels and when we complained they did not answer the messages until I insisted and they sent a poor OK. The mattress sank and they did not clean the room even one day. I do not recommend it to anyone.

DO NOT GO BY PHOTOS ON WEBSITE. Poor lighting to see lock box to remove key. 1 coffee pod left for 5 night stay. After informing 1 of the emergency contacts Emanuela next morning no hot water she informed they knew. Someone coming to fix, 1hr later phoned 2nd contact also sending someone to fix. Have packed my bag and am checking out. Gutted i am, loss of $NZD 800 money down the drain. Now to navigate 2 flights of steps down cold dank smelly staircase. Smels of urine. Nightmare

Management is very rude. Took us 1 hour to find the entrance. There are no signs on the street. It's in a back alley. Don't be fooled with the photos.
