The good: hotel is in a good location and rooms are spacious especially since we are in Rome, where that can be challenging.
The bad: the hotel is fragmented, meaning there is no center and you have to enter by key into separate buildings with no elevators. That can be both challenging and inconvenient.
The ugly: they have a huge ant infestation problem, like epic levels. Yes, the cleaned it up but it took two days and I think the problem is still there. They offered to move us after the first notification, but that required loading up our clothes and luggage and walking up another flight of stairs.
I know big and old cities struggle to maintain properties, but pest control should be at the top of the list and also more notice about the hotel being 3 separate buildings away from the reception area.

Located on the street at the very top of the Spanish Steps, it's actually a love hotel, accessible via a spiral staircase. The bed was decorated with small props, and the room had a tablet for ordering food. This hotel collaborates with a nearby restaurant; we bought our own food from a supermarket.

The front desk staff were very friendly and patient, and responded quickly when needed. The hotel's buffet breakfast was plentiful and quite delicious. The air was refreshing with the windows open, and the soundproofing was excellent when the windows were closed at night.

Everything all around is perfect. There is only one thing though. There is no elevator so it can be hard going up and down with extra everytime
