Everything about this hotel was terrific. All of the staff were kind and extremely helpful. The room was very clean and comfortable, the breakfast was wonderful, and the laundry room easy to use. We couldn’t be happier with this stay.

I would describe our overall experience as disappointing, largely due to the poor attitude of the female front desk staff.

The hotel itself has some positives — the location is convenient and the room is relatively spacious. However, there are also noticeable issues with maintenance. The corridors and lifts have an unpleasant smell, and the laundry room is poorly kept, with visible dust in both the washing machines and dryers.

Unfortunately, the most frustrating part of our stay was the service - particularly from two female front desk staff members.

On the day of checkout, we needed to extend our stay by one night. We were quoted ¥66,000 by the ladies at front desk, even though the same room was available online for around ¥35,000. After booking it ourselves online, the staff insisted that we had to check out and check in again, claiming we had booked a different room type. This was simply ridiculous — both bookings were for the exact same room. It took a prolonged and unnecessary discussion before they reluctantly allowed us to remain in the same room. Throughout the interaction, their tone was dismissive and unhelpful.

The following morning, we called the front desk to request a late checkout, which was approved by a male manager. However, when we went to the front desk later, we were again attended by one of the same female staff members. She insisted on charging us ¥1,000 for the late checkout. When we politely explained that the manager had already approved it, she responded by staring at us and bluntly saying “No,” without any attempt to verify or assist.

We understand that policies may vary, and we would have been perfectly willing to pay if that was the rule. What was unacceptable was the inconsistency, lack of communication within the team, and most importantly, the rude and unprofessional attitude displayed.

Overall, while the hotel may be acceptable for a very short stay, the service experience — particularly the conduct of these staff members — makes it difficult to recommend.

Room is too small for 3 people even though they have 3 separate beds. Barely space to open a big suitcase. No bottled water provided in the room even though they offer 24hr drinks in the lobby. No daily cleaning service, only every 3 days. Location is close to train station and walkable to Gion tourist places.

Choosing this hotel for my Kyoto trip was a brilliant decision! The overall ambiance is elegant and thoughtful, but I especially want to rave about the self-service drink machine in the lobby – it was such a delightful little bonus during my travels. The machine itself is sleek and blends perfectly with the hotel's style. The drink selection is incredibly diverse, from ice-cold sodas to warm beverages, and the cooling works really well. Coming back after a long day of sightseeing and grabbing a refreshing drink was incredibly therapeutic. Operating it was super easy with a quick QR code scan, fast recognition, and instant dispensing after payment. Being able to grab a drink 24/7 was a lifesaver; no more having to trek far just for a late-night beverage.

Koko Hotel Sanjo was at a convenient location with friendly and helpful receptionist staff who helped us greatly, including sending our luggages to our next hotel. The room was spacious and comfortable, and the lobby is lovely and well decorated. The one gripe I have is that they do not have a water dispenser for topping up our bottles and we had to buy our own drinking water.

This was a fantastic hotel. The room was spacious, and having a separate bath and toilet was a big plus, making for a very comfortable stay. The staff were also incredibly kind and pleasant.

The room was spacious, and the bathroom featured a separate shower and toilet. Transportation is convenient, with bus and subway stations easily accessible nearby. Major attractions like Hanamikoji Lane, Kamo River, Shijo Kawaramachi, and Nishiki Market are all within walking distance. However, the breakfast, priced at 1600 JPY, was not good and I wouldn't recommend it.

Perfect stay at Kyoto! Nearby Sanjo subway and accessible! Very close walking distance to the main city and pleasant stay! Provide complimentary hot and cold drinks from 12pm onwards! The hotel staff is friendly and welcoming. Definitely recommended!
