Sisikirana Villa in Unawatuna

⭐ 1 Star – Very disappointing villa and misleading experience
We stayed at this villa for 11 days and it was one of the most uncomfortable holiday accommodations we have experienced.
There is no air conditioning in the communal areas or dining space, which makes those areas almost unusable in the heat with mosquitos. The bedrooms do have air conditioning, however ours stopped working for several days during our stay, leaving us with no relief from the heat.
The bedrooms were also very problematic because the windows had no glass panels, meaning we could not open, due to large numbers of mosquitoes, flies, and cockroaches in both the bedrooms and bathrooms. It felt like there was an ongoing insect problem in the property.
Because of the heat, lack of air conditioning in shared areas, and the mosquito problem, we could not comfortably sit in the lounge area or outside seating areas. The pool area was also dirty, so we did not use it at all during the entire 11-day stay.
Guests are given the option of a “complimentary” on-site chef, where you only pay for the ingredients for meals prepared at the villa. However, the ingredient cost provided were very expensive. In our experience, it was actually much cheaper to eat at local restaurants than to purchase all the expensive ingredients. Which I think again the owner Rohan trying to make some extra money.
We would also strongly recommend arranging your own transport and services rather than through the owner, Rohan. He offers to organise things like transport, massages, and other services, but it became clear that these were significantly marked up so he could take a high commission. While we understand that owners may earn a fee for arranging services, it felt overly excessive and unnecessary. Guests would likely save money by arranging these services independently rather than relying on him.
The two staff members who maintain the property were excellent—hardworking, kind, and very helpful. They were the only real positive part of our stay and are a genuine asset to the property.
Overall, we would not return and would not recommend this villa. The rooms are dark, the property lacks proper lighting, and the issues with insects, air conditioning, cleanliness, and management made this a very disappointing experience. Would not return due to greedy owner.
