Apart from the leaking sink, aircon and bathtub a nice room and very quiet. If staying there book directly with the hotel snd ask to see some rooms before staying. That way you get what you like.
The staff is very friendly and helpful when treated respectfully and with decent manners. The bed is very comfortable and i slept well for 8 hours straight.
The breakfast was inexistent but then i always eat somwhere else than where i stay. This part pf town offers many interesting things to see so i took a ten minutes stroll to find a nice gardencafe

Terrible small rooms, dirty, mouldy, Mosquito infested, air conditioning doesn't work t.v. doesn't work the "buffet" breakfast was old stale bread they said "today we are doing a la carte".
Close to shops, markets and cafe. Nothing to recommend other than not staying there.

The location of the Khum Jao Luang Boutique Hotel was ideal - a very short walk to both the Old City and the night bazaar, Upon entering the lobby, you notice the meticulous design of the decor, inspired by Lanna architecture, which carries through to the rooms, and is spectacular in every detail. While the design is traditional, the rooms have all the modern amenities you would expect: air conditioning, small refrigerator, and free wi-fi The best part about the experience was the staff.
