Fantastic stay! The host was responsive and thoughtful, making everything seamless. We loved the beautiful rooftop pool, ocean views, and bar. The apartment was spotless and had everything we needed. Amazing location, right on Ocean Blvd across from the beach, with restaurants right outside.

Very convenient location: first line from the sea and near Versace mansion and not far from the Lincoln promenade. In the evenings, many cozy cafes of different cuisines are open. The room is large, clean and comfortable with all the necessary amenities. The staff is very responsive and friendly. I highly recommend these apartments!

Room c304 was pretty dirty, moldy ceiling with leaks that drip on you while sitting on the toilet, broken tp holder. No heat and loud ac fans blowing constantly directly on the bed. Room was 66 degrees with strong constant blowing air. The suites are spacious (dated), the staff friendly,efficient and helpful, the location is fantastic (great beach & pool), the bar type chairs are not very comfortable to have to sit through a meal on and the Bed and pillows need very much to be upgraded.

Everything was great. The hotel is clean, at a great location, and has beach chair services, but the pros are it’s very old and no actual parking for the guests.

So they charged me extra $25 for reserve fee, mentioning that the ******* doesn’t include that charge. Also late check out was unavailable for me. Also they charge extra $20 per extra person. And for the bags too, if you want to leave them, not that much but $1. No water in the room, the location is nice North Beach, quieter than South beach. Solid 3.7/5

I recently stayed at Lincoln Arms Suites and ended up extending my trip by an extra day after my flight was canceled. The hotel has a faint smell of cigarettes. The pull out couch had a urine stain on the mattress and there were no extra linens for it. The hotel advertises that breakfast is included but what they mean is if you go to the front desk and ask for coffee-they will give you some weird stuff for the coffee maker in the room. Vanessa checked us in and gave a great tour of the Boutique Hotel and even generously upgraded our room to a suite. The hotel is excellently located just adjacent to a beautiful beach and an upscale shopping center. Rooms are well stocked and maintained with full kitchen and clean facilities. This place was such a gem of a find! We cooked, walked to the beach (they had beach chairs and umbrellas to borrow), went out to restaurants a couple of times, soaked in the heated pool, rented Citi bikes from a nearby kiosk. It wasnt horrible, it wasnt great. It is in the middle of everything. So you have a bunch shops and restaurants within walking distance. The beach is also right across the street so thats not bad. Check in instructions were wrong and it was very difficult to find the office to check in. The fire alarm kept going off intermittently for hours at a time.

It's within walking distance of the ocean and a good promenade. The rest are downsides. But the price is low, so no complaints.

There are pots and pans for simple cooking, and a coffee machine but no coffee is provided. It's close to the beach and you can watch the sunrise. You can go directly back to your room to shower after swimming. The shower water pressure is a bit low, so it's not very refreshing.

I see a lot of older reviews so this is my experience as the date of this.. Superb location. Close to beach and all shops it's perfectly placed. Room is large. Kitchen and fridge is great and so so helpful. Bed was comfortable and having stayed in other places in Miami it's better than a lot of other hotels.

Front desk work is the kindest man ever! Loved him and he was generous and even ran out to grab me something I needed! Rooms are small (keep that in mind) and aren’t the cleanest, but great for a quick stay.
