The Inn at Irving Place is two old town houses converted into a 12 room hotel. I would more accurately describe it as a bed and breakfast. Cost benefit was insane. Great included breakfast, plus a "snack and drinks" from 5:30 to 7pm, made this a money saver as well. It was me and my son, King bed with sofabed, two TVs (there was a cushioned divider) and I ended up sleeping on the sofá without opening it, because it was large and extremely comfortable (they didn't have two beds available when we booked, so that was on us). The location was good but the food was terrible. The breakfast was cold and not good. The elevators were not working most of the times, we had to wait 15 minutes everytime after calling the elevator.  The receptionist didn't explain the benefits included with the booking and we wasted a lot of credit.  The restaurant of the hotel was not good.   Only good things were the view and location.
Thanks to Trip.com for their kind assistance. The hotel's rules are a bit odd, but it's understandable that you might encounter minor issues when traveling for business.
EEverything is ok except two things.   1. I got into the 4/f for the drink. I got the first drink and one minute later I wanted to get another drink for my husband. They rejected me and said they were closed. Just one minute difference they didn’t want to accommodate. Never said it was the last call.   2. Very crowded and even closed half of the restaurant.

Excellent location near cooper union and NYU. Rooms are pretty small for the exorbitant price charged per night. One can pay the same for a 5 stars much larger rooms in hotels (Hilton, Hyatt, Westin, Intercontinental, etc) in elsewhere in Manhattan.

Hudson Yards in my opinion will be The New Times Square of NYC.
